    Barrie Ontario here….been in Ontario for over 55 years and i cant stand the reality of Ontario and the demand for housing driving the costs to stupid!!! We are making our way to Alberta finally!!! Been wanting to move to Alberta since i was a kid!

    Nice summary. I think people coming to Calgary need to realize your home is as likely to depreciate as appreciate, but as long as your mortgage comes down, which it will as an affordable well paying city, it’s fine. I purchased a modern downtown condo in 2011 (not an oil boom time, it would have been 500k in 2015) view of river, 2 bedroom, 1,000sq foot, great location. I paid 425k. It would sell for 360k today (in Toronto it would be 800k). But my mortgage has gone from 400k to 275k, so I still consider it a win. View housing in Calgary as a cost of living / lifestyle choice first, investment a distant second. Be a bit careful in oil boom times (not one now), each boom is followed by a bust.

      If the housing market/price depreciates like that then its not advisable to invest in calgary at all. Even with land transfer tax in ontario your property would have been so much more

      Real estate values will rise and fall, it's cyclical in nature. Right now Toronto is in a downward cycle as well as the rest of Canada. The interest rate hikes have slowed down the inflation and has significantly affected house prices. Calgary real estate hasn't changed too much yet, and that is because so many people/families are moving to Calgary to live because the cost is significantly cheaper/affordable. Calgary's economy is doing excellent and I expect it to continue to thrive over the next few years, so timing is good to buy a home in Calgary.

      @@livingincalgaryalberta in the 80’s I used to live in a trailer park along the bow river, it was called the Bow Bend trailer court. It was located where the shouldice athletic park is now where the paddle station is. You could see the Bow river from my kitchen window and also the trans Canada highway bridge on 16th avenue from my kitchen window as well. I used to walk to and from school on that highway bridge. All the things at shouldice park like the swimming pool, the picnic area and the baseball diamonds on 5227 13th avenue northwest was at our leisure at the trailer court. My fondest childhood memories.

    You were so thorough. I really enjoyed your video and I subscribed. I am a retiree. I live in Toronto. Toronto is just too pricey. So I have checked out Calgary. My concern is the long winters and I am not into winter activities too much. But if I say live in a location super convenient and could have easy access to public transportation and groceries and maybe a community center within short walking distance that would be ideal. I am not looking to buy anything just yet. But I am exploring Calgary as an option. Your video was great and I became a subscriber.

    Great Video with good information for First time home buyer. It's really appreciated Dean. Currently I'm in GTA since last 3 months but here cost of living is unbelievable and it's going to very high every day. Previously I was in Regina Saskatchewan. So, Finally we r planning to move to Calgary in next summer and will plan to buy a Home as earliest. We r planning to move there for Housing purpose bcoz in Ontario buy a House is a big big dream nowadays. Don't know where it'll go. Thanks again take care.

    Appreciate this video. Please do one on Chestermere. I like the idea of a city built around a lake. I'm from Oakville, ON and have postponed relocating for a year now. I'm looking for a house much like where I currently live: by the lake/river (but little risk of flooding), Mature trees, dog friendly (my dogs love to swim), and lots of nature, peace and quiet. Appreciation value is important in case I decide to move back east.😄

      @@livingincalgaryalberta my husband has family there and we feel canada would provide more opportunities for our children in the future. New Zealand has some beautiful places but living here you are rather limited in opportunities and cost of living is very high

      Hey Shawn, great question. Calgary house prices have changed quite a bit even since January 1 of 2022, so if you are considering purchasing here it’s best to give me a call and I’ll give you an updated market value for the areas that you’re interested in. Detached homes in most Calgary communities increased 20% in the last 12 months.

      This is an excellent question Stewart. I plan on doing a video on the topic on crime in Calgary. Finding a community in Calgary where you feel safe is very important and a question most people want to know. Here is a link to a map that shows Calgary’s crime stats.       Thanks for reaching out to me about deciding Calgary or Mississauga Ontario. If budget is a concern, Calgary's cost of living is far lower than Mississauga's which is why many families in and around Toronto are moving to Calgary.

      Hail storms happen randomly anywhere in Calgary, but NE Calgary was hit the hardest in the past few damaging storms.

      I would recommend finding a property manager who can help you find a place to rent in your budget. The job market is getting better in Calgary, but depends on what your skill sets are. Welcome to Calgary!

    Thank you Dean. Great effort! I would like to know your opinion about old condos in Calgary from the 70s and 80s. Are they still good investment and their prices can still appreciate with time? Especially in trendy downtown neighbourhoods. Many of them are within my budget but I am worried to buy a condo that old. Thanks.

      Hey Karim. Great question. I am assuming you mean apartment condos correct? Older condos can still be a good investment and appreciate over time if there is a demand for them. Calgary is growing once again because many people are moving to Calgary from Ontario and BC and other places where housing costs are considerably higher. I see this trend to continue until housing prices even out between these provinces and cities.

      No you can't. If you buy a property in Canada with less than a 20% down payment, the government requires you to have mortgage insurance. This insurance is for primary residences only.

      Real estate prices in Calgary or any city are determined by what a buyer is willing to pay and what a seller is willing to sell for. It’s a misconception that realtor’s set the price. If a city becomes very popular and the supply is lower that the demand then the sellers will ask more for their homes and the buyers will pay it because they want to live there and there are few options. Currently Calgary is a desirable city to live in and home prices are reasonable compared to many other large cities in Canada. I hope this makes sense 😊

      January is typically is the coldest month with an average of -3 to -12 Celsius. We can get to -30 and if windy, the wind chill feels like -40.

      Calgary starts getting cold November to April typically. We can get snow storms as early as October and even in May, but not too often
