I also think it's so sweet that you offered the kids some money to clean the trailer park. It's giving them an opportunity to work, and learn, and have some pride in themselves for a job well done. Also, about the cats - if you get a couple cats that are sterilized, they will not be able to create a stray cat gang. In all honesty he’s a slumlord. I lived in this trailer park for a little over a year. Before it got too cold, I went to turn my heat on and it wouldn’t work. I put in maintenance request after maintenance request and they never fixed it and came and looked at it multiple times. Then my hot water tank went out and I had to put in multiple maintenance request for that to get fixed. After 4 months, they finally fixed the hot water tank 3 weeks before we moved out and still never fixed the furnace. We had to heat with our oven door open on broil all winter long. And had to go elsewhere to shower, and I had to boil water to do my dishes. I have 2 toddlers and a newborn and I told him multiple times. In my opinion, no one should rent from him.

Hope the juice is worth the squeeze. Trailers are so aggravating to work on and the people who rent them are USUALLY rough on them. How do you determine your exact gross revenue when you dont count the quarters being recycled through the change machines? Do you go by the cycle counters on the laundry machines?

So how are you figuring out what you make. It seems like uou counted the bills from the coin changer. It seems like you should count the coins from the washer and dryers. Anyone can come in and get change and not use it all at the laundry mat or just get change and leave. That doesn’t make it income. Maybe I missed something though.

Basic things like not mentioning the address, blurring the numbers on the front of an apartment, NOT showing you enter the combination on the key safe hanging on the door knob… little things that can be edited out.
