Hi @mich00000 - thanks for asking. This was not a BMR unit, although I could understand if you thought it might be. The seller was a trustee (he inherited the property; never lived in it), and he had it on the market at a much higher price for about 3 months. When he contacted me, he had no showings, offers, or even calls on the property. I walked him through the comps (prices for SOMA condos are currently down - in some cases down to 2004 levels). Ultimately, he just wanted to sell ASAP. I gave him two pricing options - one that would have been higher, but not guaranteed to sell right away, the second was $529K, which I told him, would likely be a quick sale. We ended up with a full price offer in less than a week.
