What challenges have you experienced when house shopping in Key West?
I find your videos very enjoyable and informative. I've been studying Key West housing and history for over 25 years. I have visited over those years about 16 times. In 1997 a 2br1bath condo in Truman Annex was going for about $175k. In 2004 we talked to a real estate agent to look at some properties. I was up front with him and told him the only way we could afford to buy something was to win the lottery. My wife and I are retired grocery store clerks. He was cool with that and showed us 2 condos and a house and bought our lunch. I made a commitment if we did win we would look him up, but if he is no longer available I will certainly look you up. 🌴
Hi Richard, thanks for reaching out with the kind remarks. Prices sure have grown over the years, the average selling price is nearly $1 million these days, after taxes that might take two lottery tickets if things don't settle down 🤪😁

@@sergii_real_estate We've been coming here for over 20 years and always hated having to leave this perfect paradise so it made sense to pack up and move here permanently. Key West is a very special place, if you haven't been, be sure to put it on your list.
@@KeyWestLiving I did some Real Estate in South Beach, Key West is gorgeous! I was looking for possibly investing in short term rentals there, but the prices in the right zoning are 5x so I had to quit this idea and invest in the cities with higher returns. Congrats on moving!! Truly a paradise!
@@sergii_real_estate There's actually much higher profit margins here in Key West than anywhere in the state and most likely the country. In Key West, the occupancy rate averages 27% higher than anywhere else and the highest per-night cost anywhere in the US so it's a slam dunk here in regard to profit. I am buying vacation rentals here myself to build the portfolio for that very same reason. I do admit though that the cost of getting into this market is high, but the margins are so good it's worth it :). South beach is booming too I hear, I know people that have short-term rentals there and they are crushing it but like Key West, it's a big chunk of cash initially to get going in South Beach.
