In this video, we’re going to talk about the cost of living in Key West. As you might guess, Key West is not the least expensive place to live but that’s because it’s described by many as a true paradise on earth. Located at the end of US-1 in the Florida Keys, Key west holds a unique charm that is second to none.
Before moving to Key West (or anywhere in the Florida Keys) it never hurts to get an idea of the cost of living in paradise. In this video, I break down the most common expenses you can come to expect in Key West, FL, and the overall expenses to expect in Monroe County, Florida.
Islands such as Marathon, Islamorada, and Key Largo cost slightly less to live on however I don’t feel any of them compare with Key West.
I cover such items as the cost of rent for efficiencies, one, two, and three-bedroom apartments and homes, and other housing-related expenses.
We also discuss the costs to buy a home in Key West and the Florida Keys as well as the market competition for buyers who are hoping to buy a home in paradise (spoiler alert its easier here)
For our boaters, sailors, and fisherman I discuss the costs to keep and care for a boat as well as parking in Key West and the wages of the local workers on the island.

What's interesting is that it generally costs more money to buy or rent a home in places like New York City and Los Angeles as compared to Key West.

I’ve been to KW a few times as a tourist, always a great experience! If I hit the lottery one day, KW might come up on the radar. For a week of vacation, everybody should try KW at least once!

I have been sent to Cudjoe Key twice last year for hurricane damage repair. (She has been trying to get me to go down there for years.) I used to live at KMCAS on Oahu and she said the Keys Life would be a good fit. I would love to relocate my business down there

If you have to ask then no you can't. Home owners, wind and flood insurance runs about $12000 a year if you have a mortgage. Property tax is apx $100/1000 of assessed value. $6000 a year. The airbnbs around us rent for 8-10,000 a month and they won't rent long term if they can rent for that much a month. Even at that price some people come down and rent for 6 months at a time. Home prices in the lower Keys have gone up apx 50% in the last 3 years but we came close to doubling our money with house sitting on open water in 3 years.

Thanks for the comments. Homeowners insurance varies wildly from house to house, and the prices swing accordingly which is why I did not provide costs for insurance. Taxes are based on the purchase price of the property which can be calculated by using the property appraisers tax calculator on the Monroe County Tax Collector Website.

Do many people buy boats to live in? What do you know about those who have decided to live on a boat instead of renting/buying? Looking at relocating from full time RV living in Montana selling ALLL our stuff to live on a boat in keywest💕 hard to find information on it!

Good question! Although this is a common desire of many the truth is Its very challenging to find an available live aboard slip in Key West, let alone the keys. Because of this many choose to rent a mooring ball from the City of Key West or City of Marathon but that means no hookups to you’d need to be self contained. There are some facebook groups dedicated to living aboard in the keys so search “Garrison bight mooring field key west” to get started. I was a live aboard myself up near Tampa many years ago so i can speak from experience if you need tips and such. Anchoring out on your own is also an option
That’s the plan is to be basically entirely self sufficient. What was the pros and cons of living aboard? You seem to have some really good information!

Affordable? Thats up for each person to decide, the guy that owns Angels painting is a millionaire most likely and I bet he finds housing affordable for him, others? not so much but it really depends what your earnings are.

How much are the property tax in the Keys
Cheaper than New York and completely based on the location of the property and what's on it (house, condo, commercial and such) and the Accessed value. You can lookup taxes on a specific address on the Monroe County Florida Property Appraisers website.
apx $100/1000 of assessed value we pay over $8000 for a new 1500sf house in the lower Keys.

Not really many ghettos but there are trailer parks, cheaper homes on Big Pine Key and homes on dry land lots are cheaper than canal lots or open water lots. A Nurse we know paid $800000 for for a 800sf house in Key West 2 years ago.

The rich don't save, instead they earn, implement tax saving strategies provided by the IRS and invest. The poor don't take advantage of tax strategies that apply to them also and then whine about being poor because they volunteer to give their money to the government :)
