1918 House Flip Restoration Complete After a Massive Amount of Work Done Keeping it Original!

- I bought this house about 7 months ago and we finally finished the repairs/renovations/restoration on it. The house was built in 1918 and had many original features. We tried to save as much as we could but ended up replacing the wiring, plumbing, roof, baths, paint, and most fixtures. We were able to refinish the hardwood and touch up most of the original wood trim.
We spent at least $80,000 on the rehab, I bought it for $178,000, and we have $20,000 or more in carrying costs and selling costs. It is not a great flip numbers-wise, but I knew that when I bought it. I had never restored a house like this in the past and I made an emotional purchase. Hopefully, it will sell close to its list price of $338,900.

oh i love it!!! our house is also a 100 yr old house. but has an attic converted into a master suite. this looks more like my husband's grandparents' home. i just love it. and the color, and original craftsmanship is hard to beat!! great job

I would buy this house in a heartbeat! I grew up in a Victorian mansion that's obviously well over 100 years old. So I love old houses like this!
I live in Boston and these houses are common in New England, I absolutely love them but they're certainly difficult to own since they're so old. Despite that, I still love them!

@@investfourmore Glad you kept old light fixtures - I'm sorry some were replaced. Note that the living and dining room fixtures weren't converted from gas. Those are classic early electric chandeliers. The originals may have been gas-and-electric combos or just gas lamps that were later replaced. These are excellent, however.
I was also glad to see that you kept many of the original windows with designs, the pocket doors, and refinished the hardwood floors. Only changes I'd make if I were buying it would be to replace the carpet in the basement and put a gas stove in the kitchen instead of electric. Otherwise, nice work; hope it sold well. :-)

These houses are also all over Northeastern PA and on the lower NY state border... Pocket Doors and Coal shutes, marble fireplaces, ornamental doorknobs, high celings, 10 x 10 basement beams, solid granite stone foundations. Solid houses if dry and maintained well.

Wow the little gas chandeliers 😍😍 good thing he didn’t listen to the wife. Less is soooo much more and those light fixtures really do tell a story with a house.

Love the fact that you kept it original staircase,light fixture, and flooring. That you upgraded it to as well downstairs. The backyard is kind of an eyesore. I will probably fence that in and do a little landscaping. But if i was to own a house like that, i wouldn't mind adding it and making it my own.

I'd make the 'basement' the parents retreat; as you'd have your own bathroom, and a separate 'walk-in-wardrobe'.

Everything takes longer and costs more than you think it will. This is lovely. Someone will surely appreciate the job you did here, preserving so much of the original. The finished basement is a huge bonus in such an old house. I would buy it!

My house is very similar to this. It’s also a foursquare, stairs are in the same place, same rooms off to the left. Even the same pocket doors. Love old houses

Wow! Just wish the kitchen floors were darker and matched the old wood better, it would have looked amazing! I also would have removed the painted trim. The matching old features and such are what gives the house a home feeling.

I love what you did with this. I much prefer preserving original features, imperfections and all. Gives the house SO much more character. Also, you were right to preserve some of the light fixtures - those old ones are always so unique.

Great spaces! Especially the basement area, the closet is big enough for an office! I think it's great that you restored so much of this beauty and I love the old gas lighting fixtures! Wow, so much character to this house! And then you add in the huge yard and work shop! I would definitely ask at least 350 for it!

Loove that you kept the original floors, trim and light fixtures they are charming and add character. However the modern bathrooms and kitchen do not match the character of the home I would have gone with a ship lap look to match the style on the walls a horizontal stone surround look tile in a medium gray brown.

This is an absolutely beautiful house, I'm very jelly right now. We don't have basements in Australia, or furnaces.... or attics. you guys have everything! lol. - it's also weird seeing a house without a closed in backyard.

Oh it's beautiful! You will have folks offering over your asking price. Don't sweat this one. The house will sell it's self. Wonderful job on the wood work! Keep that guy handy. I love the old light fixtures, old doors and knobs. If ever you decide not to use the old hardware you can sell them to shops that stock them. It would be a great way to help save money, folks buy those old items all the time when it comes to restoring Older homes to their original appearance !

I would have leveled out the concert floors in the bbasment, the reason being being damp or possibility of getting ground water in there too.
When the new owners tear the carpeting out in a few years because of mildew, they will curse him every step of the way. Carpets do not belong in basements

If you can sell this for $325K that's still a good profit. $25,000 is a lot of cash. I'm guessing your targeted profits are around $50,000K ish.
Yeah, I would have liked to make at least $50,000 for this type of investment.
House looks great! Nice work, Mark. Just finished my first cash out refinance on a completed live in flip. Looking to do the next one on the side with private or hard money. Having a tough time figuring out how I'm suppose to get a contractor to quote a project prior to me having the property under contract.
For the amount of work, $25k profit is "trash." If I'm doing 80k rehab, i'm expecting at least 60k profit or more

Nice work. However I would have at least added a half bath on the main floor. Would make the house way better for entertaining.
