- Fellow Baltimore Investor Tyler Dalton talks about the numbers on his live and flip! This is a method of investing where you take advantage of the terms on a 203K loan to flip a house and then live in the property for two years to sell it without capital gains tax.
We will walk through this property and talk about all the numbers regarding the renovation costs.
Great video! Very exciting to see a flip that’s not done cheaply! I thinki that live and flips is really the new way of buying and selling flips, otherwise the flippers use cheap materials. I think I would buy a live and flip over just a flip!! Thanks for sharing this!! Love it!!
What was the final numbers on this property?
Beautiful home. He did a lot with $75,000 (parts, permits, and labor). How long did it take to complete the process?
This one took him about 6 months to complete. That is a bit longer than normal but this is is first property he had flipped at the time.
How much did he purchase this house for before renovating it?
Hi is there a lender you can reccomend?
If you are putting it in your own name, then I recommend Mike Weinstein from First Home Mortgage (240-447-2092). If it is in your LLC, then I have used Trius Lending
As a GC in Los Angeles, these price points make me jealous. :)
Haha yeah this is a new investor's haven at these prices!
What neighborhood is this? I am looking to buy myself and curious about the area
I love this video! Lots of info on a great rehab! Looking forward to more videos that share costs.
Thanks! Every time we do a new rehab, we'll do a cost breakdown
@@DevinMorenoInvesting Gentleman, you have done an amazing job! I'd love to purchase a property in Baltimore as a permanent residence. A little renovation or bring the property up to value would be wonderful. Where are these properties? Any on your list for possible sales? ... if not any recommendations?
3:35 How did you save that significant amount of money?
Remember he is using a 203K Renovation loan. So the Bank is supplying a lot of it
Great Video. What historic neighborhood in Baltimore was this renovation done?
This was done in the Guilford/Tuscany/Keswick area
A reflip its level to this real estate
