    Can you borrow some space from the family room so you can enlarge the small half bath? Change the entrance and seal off the old door to the half bath. Does the laundry door lead to the outside? You could make the laundry room a combination mud room/laundry. In a previous episode you painted the house white and used charcoal trim. I thought it looked stunning and you should do the same to this home. This looks like a great home. Good luck with the renovation.

      Great suggestion to steal some family room to enlarge half bath. Honestly, the family room looks too large as it is!

    Love your idea of moving the kitchen to the current DR area and opening up the wall so it's more open. The FR needs to be more cozy n warm and definitely an updated fireplace. Beautiful backyard! So nice to have an easy flip! 😊

    When you are a professional and still ask others' opinions, it shows that you are a smart and humble person who knows that you can learn something new even from a child and you should never be proud of your knowledge and ability.

      Dislike it twice? Awful advice. That means a person is NOT disliking it. The 2nd dislike negates the first because the 2nd dislike only removes the dislike someone already gave it. This means she's not open to feedback bc she won't ever know the true dislike count.

      @crwlh6721 Yeah you're right. I mean she is just joking by saying so, but also she is joking about disliking her content. Its something that a lot of youtubers won't do.
      I think it shows that even if sb dislikes the video she is ok with it. Not everybody will like what we do or how we talk, etc.

    That backyard is nice. I agree with switching the kitchen and dining room locations and putting a bench in the shower to hide the return.

      My parents house built in 54 didn’t have any ceiling lights. Over the years my dad added them. I don’t understand it either.

    This house is in such good shape, Elisa, compared to your usual flip properties. I vote for moving the kitchen and replacing it with the dining space. The family room has potential, but why it lacks real light fixture is puzzling. I am wondering what that brown door (next to the tall bookshelf) leads to? Is it a closet? It may be a space under the stairs on the other side of the wall? To me, the back patio calls out for some built in outdoor kitchen/grilling space. The pergola would benefit from some paint or stain as it looks mildewed and tired. The upstairs bedrooms are spacious but I wish you could add a walk in closet for the primary bedroom. All in all, lots of potential for a good return! Can't wait to see it transformed to a modern farmhouse. Love the black and white exterior idea.

    I think your idea of swapping the kitchen and dining room is a great plan! We only use our formal dining room a few times a year so it's a wasted space. Your plan to make it a pass through to the family room will likely be more useful to the buyers.😊

    Terrific idea with the shower bench for the furnace return! Elisa are you trending toward lighter rehabs with a higher purchase price and lower rehab cost, or is this just the project available at this time? On the kitchen I assume the sewer line is iron and you were going to replace it anyway with ABS, making it easier to just move to the dining room. Last question - did you decide all of this pre-purchase, knowing that you had a crawlspace and attic space for plumbing and lighting?

    You should keep the wood paneling and custom welded bannister in the stair case. Lean into the transitionnal trend which is going strong right now. Modern farmhouse is kinda of dated. You'd save money AND have a more elevated final outcome. Win-win !
    The main wow factor will come from redoing the kitchen and master bath. No need to overthink the other spaces in that project. Lean into what's already there !

    I love the idea of moving the kitchen... my only concern is how far it will be from the garage for bringing in groceries. I think a better location would be the back family room with the fireplace.

    Its crazy that this house doesnt need much work at all, but the areas that do need to be addressed are fairly big projects..

    I love the idea of moving the kitchen to the current dining room! It would be great if you went with a more neutral / low contrast color combo for the exterior instead of the black and white, this trend seems like it may be going out of style. Looking forward to seeing you transform this home!

    We just renovated a 1950's home and a historic home over 120 years old! The layout issues are SUCH a HUGE pain! Personally I would consider talking to an architect for a home at this price point. People think they have great "ideas" about layout and return on investment- but usually they have no clue...
    I did the layout for both of our renos and budget played a huge factor in choice. If you have a bit more budget wiggle room - since you saved on the yard and a lot of other areas.
    I would invest a large portion in correcting the entry and kitchen and increasing the bathrooms usability and comfort. That staircase is the main culprit- its splitting the house in half!!!
    Big budget eater- putting in a new staircase but it would fix most of the layout issues downstairs and you may be able to move some of the ductwork for the upstairs bathrooms.
    That fireplace is pretty much where the kitchen should be in my opinion.
    If you have the floorplans to share I'm sure someone here can show a few options!
    so MANY OPTIONS!
    I am happy with my layout choices but if my budget where larger I would have done more lol
    I just tried to make it so whomever lived there would have a nice platform to make any other changes.
    Open spaces and correcting layout is sometimes under appreciated at face value- but the people actually moving in will appreciate the effort.

    I'm not keen on half bath access via the laundry or the ground floor bedroom not having a full bathroom on the same level. Most people would use that room on the lower level as an office

    Beautiful home. The previous owners took good care and did some updates. The small closet in the primary bathroom is a linen closet--convenient to the primary bathroom. I suggest do not remove it. My house has the same front tile and vinyl plank flooring, from previous owners. It fits with my casual neighborhood, but probably not a $2 mil CA house.

    I see what you mean about the kitchen. I'm just wondering if you move the kitchen to where the dining is currently, which direction do you plan the island to face? My thought is that the family room is what will be used more than the living room. And if you move the kitchen and the island faces the living room that may not be used that much or face what will be the new dining room (which will essentially be an empty room) with the family room on the other side of it?? Either way the kitchen may face an unoccupied room. Just some food for thought.

    I don't know if I would go to the expense of moving the kitchen. Could you open up the wall to the dining room as much as possible, slim down the french door in the family room and expand the kitchen into it a bit? Is there any way the little bedroom could have it's own hallway? Could you expand the little half bath and put the doorway opening to it in a different spot, since apparently guests would have to go through the laundry room to use it? I think the main problems in this house is not the condition this time, but the floor plan proportions. But nothing you can't solve!

    Hi Elisa, we have a 6ft x 8ft wood pergola in our front yard that has rotted after 10 years. It was put in by the previous owners. I am thinking of maybe replacing it with a vinyl pergola. Could l ask you and your viewers what would you recommend we use to replace it so that I could avoid these expensive repairs / replacement costs? Thank you in advance 🙂

    Definitely relocate the kitchen, it is claustrophobic. Doing a bench in the tiny master bath area would be good. Nice house, even before renovations. It just looks tired. The room of the room is strange for sure, but probably no way to use it any differently, unless make a secondary master suite and turn it into a bathroom.

    I can't figure out where this house is located (usually can guess the location based on surrounding) but I think this house is in the western part of South Bay. Most houses on the peninsula and eastern part of south bay do not have such a large lot. That all said, $1.8M is a very good deal for west south bay. I agree with the rest of the commenters that a 3rd full bath is a necessity. Moving the kitchen seems like the right thing to do.

    I always thought about moving kitchen to dining. The only thing is that kitchen is open to formal living instead of family room. So if some guests come, we will not have privacy to use the kitchen..

    We are on the same page with every design idea, but if possible, I want to add at least 1 window in the living room. That wall is too long and needs to be broken up. We need to open the wall on the stairs for visual relief coming in. It's perfect when adding a dining room on the other side.

    Can you expand the half bath on the first floor into a full bath by stealing room from the closet in the family room, or the garage? Would be desirable for guests to not have to walk upstairs.

    I would turn the front yard into a courtyard with a fence and path seating area and built in bench. For the powder room, I’d change it to a shower with a toilet, have the sink in the laundry room and make the put the washer and dryer behind closed doors. Having a downstairs full bathroom, even
    small, would appeal to those who have elderly relatives, teens who need their space, guests, and healthcare workers who prefer to shower before entering the main home. In my area I’ve seen some who put shower units in the garage for that purpose. I like the kitchen swap idea and I’d put a built in closet in the master bedroom.
