I'm a 37 years old medical doctor working in government setting. The pay is much lower than other developed nations, doctors should be financially educated but we were not being educated regarding financial planning and investment in medical universities. There are many poor doctors in Malaysia as the inflation is getting very bad.

the anxiety is real. 26 year old who just started career already worry about being behind peers and owning "multiple properties". Ask yourself why you so anxious to compare yourself to peers and how you have decided owning "multiple properties" is your financial strategy. If it is only based on podcasts by property gurus I suggest you broaden your financial learning, even start with basic fundamental personal finance first, lots of good books about the topic

One point I wish to add is… OP mentioned about having zero savings, how about start by learning to save and try to save up at least 6 months of emergency funds before venturing into the investment journey. Make that as a goal so that you at least have a target and motivation.

Well the rent collected a year is already RM 16200 a year, so it’s RM 162k in equity built. Assume 20% goes to principal, that’s around RM32k. It means the outstanding loan amount is RM 328k in year 10. If we sell at RM 500k, we will receive RM 172k back in equity + capital appreciation. This is because I’m not sure how you determine profit.

After your bond ends and when you can join a private hospital you'll be making 20 times what the average Malaysian earns.
