It is great following your journey through life, achieving higher skills, developing more confidence in making decisions and a sense of your own style. Love the house. The roof, floors, walls and stairs look in greet condition and while listening to the sounds of your footfall on the stairs and floors, it seems the house was solidly built and a great investment. The tunnel in the basement seems to be very well built too and obviously for a purpose which will be exciting to discover.

Ryan, (Edited) here is another thought. I would change the low 1-story attached side of the house along the street and make a garage for your car or a carport for off street parking. Then move that toilet somewhere to the inside if you need one down in the basement level. You will need a plumber to dig up the floor and move the toilet inside.

Your first house! That is awesome ! You will have it converted into something absolutely fantanstique in no time. When I was in college, I lived in a 1968 mobile home with a bathroom floor that was simply sinkingly-dangerous and an electric panel that had wires that glowed red when I turned-on the A/C. The thing was, it was my home that I owned and I bought it on a credit card. I cleaned, and built, and fixed and learned the joy of a good electrician and a can of spray-in foam and duct tape. So much history! Can't wait to hear all about it! You can get samples of the wood tested to find out where the wood came from and how old it is. Bring in a local historian and architect and bring us on another tour.
@@nicolad8822 It would be easy enough to find out if they’d be interested. Since Ryan is pretty good at researching most things, I hope he has looked into the history of this house. I think that would be loads of fun. I’ve done that kind of historic research for other people, on occasion. Learned some fascinating things. One property was slightly smaller a build than other properties. It was puzzling until I looked into it and found that the family was not as tall as most people. Since they had the money, they had the mansion built to their particular specifications. It was perfect for the prospective owners’ needs.

Congratulations. Look forward following your antics. Do you have a garden? If not, can you knock down the add on, leave the street front and have it open for a garden area? Would be like a courtyard.
That arched space in the basement is a passage to bring goodies to the basement storage and also a wine cellar. It served double duty. Delivery people came through the annex building by the kitchen and dropped wine boxes down a wood slide into that basement. I have lived in houses in Spain with the same type of small cellars passages. There was usually a slider wooden plank on the very center of the arched passage with the wine maker or the charcutier dropping the food inside a wooden box with ropes at each end and just sliding it down the center plank and the staff grabbing the rope at the other end and pulling the box inside the larger cellar. Low wooden stands with holes were usually built inside that small arched passage against both walls leaving enough space for the slide plank on the center. Most often, the arched passage had two doors, one by the annex of the house near the kitchen and a second one by the basement to keep the wine under lock and key. The idea was to have a door access to load new wine as needed by the wine seller through the annex when doing deliveries, while keeping the arched tunnel by the basement locked. The occupants then could access the wine from inside the house to serve during meals and the wine seller could load more wine by the other end. Europeans drank a lot of wine, and those small cellars were usually loaded twice a week by the wine merchant.
Thank you for the information about the tunnel in the basement. Interesting to know that one end is for the wine merchant and the other end for the user, very convenient way of delivering wine to each household.

Hey Ryan, congratulations on your new home. It's wonderful. You bought this on your own terms, no pressure from the viewers. I absolutely love and can't wait to follow along as you renovate it. One small suggestion, maybe put a half bath in the utility room, so guests won't have to go upstairs to the bedrooms. Congratulations again. P.S. we knew all knew when you were ready, and the right place came along you would go for it.
Excellent idea. One thing that I’d do is open up the doorways. Especially on the first floor, in case you want to keep the house a long time or have a parent move in with you. How are they going to get around? In the USA, most new constructions are ADA (Americans with Disabilities Act) compliant, which raises the value of the property, and, it has the added bonus of being roomier and ready for multiple uses. No extra costs involved because it’s been done already. There are chairs that can be added to a rail on the stairs for ease of going up, and, for not having to carry heavy loads up several flights. I don’t know if there is enough room for a small elevator in a house that small. Although, running up and down stairs might keep you in pretty good physical shape. 😂

I used to live in Bordeaux and edd made a prudent purchase. property values in Bordeaux are only going up, so if you can get property for a song and renovate it, you're in good shape
Edd also has a huge skill set. That comes in handy when buying a ruin. Ryan will do fine doing this reno. The house is small as well. Good start for a first time buyer.

Your first house! That is awesome ! You will have it converted into something absolutely fantanstique in no time. When I was in college, I lived in a 1968 mobile home with a bathroom floor that was simply sinkingly-dangerous and an electric panel that had wires that glowed red when I turned-on the A/C. The thing was, it was my home that I owned and I bought it on a credit card. I cleaned, and built, and fixed and learned the joy of a good electrician and a can of spray-in foam and duct tape. Congrats Ryan!! Lots of work, but it looks like the place has good bones and can be turned into something really nice. I am so glad you found a good roof. That is SO important. Far less worry about possible rotted beams, etc., since the place is watertight. And with your friendship with Billy and helping with lots of remodeling work he's done, you should have some skills to do a lot yourself. Look forward to seeing your journey getting it all done.

So much history! Can't wait to hear all about it! You can get samples of the wood tested to find out where the wood came from and how old it is. Bring in a local historian and architect and bring us on another tour.

I’ve done that kind of historic research for other people, on occasion. Learned some fascinating things.
One property was slightly smaller a build than other properties. It was puzzling until I looked into it and found that the family was not as tall as most people. Since they had the money, they had the mansion built to their particular specifications. It was perfect for the prospective owners’ needs.

You've got the makings of 2 master suites with walk-in closets and attached baths on the first and second floors plus the attic looks to me like a good bet for a casual lounge space and an editing suite. The original stairs and banisters are very elegant. There looks to be a lot of work but when you're done it will be a jewel of a property! Great choice!

That arched space in the basement is a passage to bring goodies to the basement storage and also a wine cellar. It served double duty. Delivery people came through the annex building by the kitchen and dropped wine boxes down a wood slide into that basement. I have lived in houses in Spain with the same type of small cellars passages. There was usually a slider wooden plank on the very center of the arched passage with the wine maker or the charcutier dropping the food inside a wooden box with ropes at each end and just sliding it down the center plank and the staff grabbing the rope at the other end and pulling the box inside the larger cellar. Low wooden stands with holes were usually built inside that small arched passage against both walls leaving enough space for the slide plank on the center. Most often, the arched passage had two doors, one by the annex of the house near the kitchen and a second one by the basement to keep the wine under lock and key. The idea was to have a door access to load new wine as needed by the wine seller through the annex when doing deliveries, while keeping the arched tunnel by the basement locked. The occupants then could access the wine from inside the house to serve during meals and the wine seller could load more wine by the other end. Europeans drank a lot of wine, and those small cellars were usually loaded twice a week by the wine merchant.
Thank you for the information about the tunnel in the basement. Interesting to know that one end is for the wine merchant and the other end for the user, very convenient way of delivering wine to each household.

Hey Ryan, congratulations on your new home. It's wonderful. You bought this on your own terms, no pressure from the viewers. I absolutely love and can't wait to follow along as you renovate it. One small suggestion, maybe put a half bath in the utility room, so guests won't have to go upstairs to the bedrooms. Congratulations again. P.S. we knew all knew when you were ready, and the right place came along you would go for it.

One thing that I’d do is open up the doorways. Especially on the first floor, in case you want to keep the house a long time or have a parent move in with you. How are they going to get around?
In the USA, most new constructions are ADA (Americans with Disabilities Act) compliant, which raises the value of the property, and, it has the added bonus of being roomier and ready for multiple uses. No extra costs involved because it’s been done already. There are chairs that can be added to a rail on the stairs for ease of going up, and, for not having to carry heavy loads up several flights.
I don’t know if there is enough room for a small elevator in a house that small. Although, running up and down stairs might keep you in pretty good physical shape. 😂
Congrats, Ryan! This project will be the making of you and your channel, both in terms of learning curve and in finances (money going out for reno and hopefully coming in from the channel!!). I'd prefer to bring in the stuff from the grocery shopping to the base floor instead of carrying it up the stairs.... :-)
@@bekindfox lol…yes indeed so would I; but for everyday life I crave as much natural light and spacious views outside as possible. Ryan is young….lugging a grocery bag or two upstairs won’t be a problem for him (especially once he gets very muscular after finishing his reno;)

I used to live in Bordeaux and edd made a prudent purchase. property values in Bordeaux are only going up, so if you can get property for a song and renovate it, you're in good shape
Edd also has a huge skill set. That comes in handy when buying a ruin. Ryan will do fine doing this reno. The house is small as well. Good start for a first time buyer.
