    I am interested in replacing my old single roof with a Galvalume metal roof. I too am confused with what the builders are saying. My roof is old and they want to put the new metal roof over the old singles. For some reason, that does not sit well with me. Also, wouldn't the roofers need to check the wood on the roof and the condition of the old singles first? They are 23 years old at this point. One roofer said, that if he had to remove the singles, it would cost around $1,000.00 more. Please give me some solid input about this. Thanks. Rich

      +Richard Ferrara its a common practice to put a new metal roof on the old roof, we have no real problem with that up here in canada and the snow load on the roofs are crazy.

      I would leave the old roof on as extra insulation, unless there is an obvious leak

      You probably have already done this, but in case others are viewing this, I'm going through this right now with my dad's house. He bought a used house with a metal roof and being in his 80's, thought he would never have to have a roof replaced again. However, the metal roof was put over the old roof and he has had several leaks pop up. Now it looks like we are going to have to take the metal off and the old shingles, to have it done right.

      Some manufacturers will only honor warranties if the metal roof is nailed to strapping ( purlins) over old asphalt single roofs.

    Is metal roof more sure than shingle? My roof is 17 years old and is shingle Timberline 25 for 25 years warranty for Mfg but maximum wind speed is 60 and I living in Florida where Storm win speed is more every year. I have little damage with the last one Irma and we have to repair, but I am thinking to install new one. Please what do you recommend: Shingle or Metal? Thanks.

    I had a new metal roof put on and they did not put any vents in and I am having trouble with mildew and mold throughout my trailer. I have called all summer trying to get this fixed. They did not put any felt over the porch part before putting on the metal and the flashing is not fixed right. I cannot get anyone to help me with these problems without charging for a new roof. I would never recommend for anyone to get a metal roof. There are too many crooked people out here that do not care to do a bad job and then you can not get them to come back and fix their job. I live in Richlands, VA. I have had numerous people to check this. Guess we will eventually just have to move out of our home and let it finish rotting down. So sad that there are dead beat carpenters that would cheat so many people.

    What kind of metal roof are you using here. It looks like a regular shingle but is it metal? Please let me know where to get this red metal shingle type roof. Mike Wendt

      This is an EDCO product. Other metal shingles include Decra and Tamko brands. Interlocking shingles is the way to go. MUST be installed 100% correctly for warranty and overall performance. I live in NY, the material cost for this EDCO product is 3 times the cost of asphalt shingles and the labor is much more skilled and in depth. Ive installed EDCO Arrowline metal shingles and it seems to be a great product with a great warranty.

    Drip edge should have been stripped in before it was installed on the eave edge. Metal sweats, those nails will back out after it gets wet, expands and contracts. Metal against bare wood is a no-no

      I saw them put ice and water over the starter. What did I miss? They don't use traditional drip edge, its a cleat called 'starter' for short. Fascia runs underneath and the starter gets fastened to the fascia.

    You are installing a metal roof into osb!!! The metal roof manufacturer does not recommend this at all!!! OSB is press wood (glued particle chips pretty much)... The screws will not hold properly. When the metal expands and contracts on hot summer days the screws will break free and you will have screws all over your roof that are backing out. Use plywood or strip the roof out with 1x4 or 2x4 perlins every 2 feet attached to the rafters. Don't make the mistake of installing metal roofing into osb you will regret it in a couple of years when the screws start backing out.

      They are screwing into the rafters 1/2 inch under the sheathing

      Purlins are better if run diagonal or sandwiched vertical bottom with horizontal second layer. Problem is few roofers install them correctly. Clowns will create deadzones by running them horizontal and butted to inside walls. But OSB if correct thickness and protected with underlayment is engineered for roofing. Plywood is superior, but not everyone affords themself quality.

    yes we're putting a metal roof on return the old one off we got one by sixes taking the old one off and we brought three quarter inch green board plywood is that the right one to use if we if we're going to put ice and water shield on it will it stick or no thank you

      It's depends on codes or what your insurance will cover. In the state were I live people can have 1 layer of shingles and then either re shingle or metal roof.

      @@ralphlauren863hc Nails at 4-6" spacing or screws at 8-10" generally. Consult the manufacturer spec.

      Underlayment is waterproofing, not the metal. The metal is what protects the underlayment.

      Z-metal cut to width of each panel pan. The pan is the top of panel bent upwards to prevent water blowing in. The z sits in front of the pan then wall or ridge flashing locks into the z. If done right the z has tension and remains springloaded to hold cap/flashing in place.

      Its under 4 pitch and one story. No harness required. A harness becomes dangerous in these situations, but if you did this kind of work you wouldn't have made that comment.
