Judge Milian makes her rulings in landlord Tenants disputes based on what state your from. Florida is one of the most landlord-friendly states in America. Landlords can evict tenants after giving them a 3-day notice for nonpayment of rent, and they can terminate leases after giving tenants 15 days’ notice. Most southern states are like Florida.
Wow!! That’s pretty intense! That would be a stressful place to be a tenant. I was a landlord in a very tenant-friendly place and eviction was almost impossible. It can take literal years. The ONLY real way to “easily” (still at least a three month process by law) get someone out is to claim that you yourself want to move into the property. And they will follow up. If you lied about moving in to get tenants out, the previous tenants can sue you for a ridiculous amount of money. I feel like somewhere in between there is a happy middle ground!

That way, they don't have to abide by previously written leases from the former landlord and they raise the rent for their new tenants.

This is exactly why u don’t withhold rent. It will always backfire on the tenant. If u feel u are owed something take it to court & allow the judge to order a refund it the is what needs to happen. It’s very difficult to go against a lease in many states

The thing about rent tenants and landlords is that you always have to pay your rent, turning off tenants lights gas, water it's very wrong for a landlord to do but if you owe rent you put your rent into a account called a escrow account , I know states vary, but you go to the health department or the City department and tell them that your water is cut off and they will come out and evaluate the situation, but always have your rent, even if you're being evicted you always keep your rent money for court, a lot of times you can work it out with the mediator at the courthouse
