I grew up in western NY and never really thought about insects, snow, raiin, etc... Then driving in the west I noticed a strange thing...my windshield wasn't covered in bugs. I have since lived in the west. I'm now looking for a new experience, new area, but finding it so hard to consider going back to insects, cold, rain, etc... I've lived in CA and now Phoenix and if I see even one mosquito it's red alert. And we get so much sunshine, I've had hundreds (literally) of times more nice days here I so spoiled. $49k is a very good price, although recently logged. Thanks for posting, hope you do more. I'd be looking for not recently logged, stream would be good of course.

Not so bad that I have moved away. The urban areas have less black flies. Black flies breed in clean, moving water.
