I know this is an old video, but I a child living at Subic Bay during my 3rd, 4th and 5th grade years. We actually lived in Binictican on 5th street. I love what has been done with the military housing there. Your videos of the area bring back a lot of memories!

Not a bad price for a spoiled millionaire who does a lot of business in Subic Bay. Money buys nice things. Period. Every place on this planet has a niche real estate market for those who can afford and those who can't. There will always be a materialistic disparity between the haves and the have nots. The mere existence of these villas doesn't affect the conditions of the locals in a negative way. Generally speaking, real estate prices appraise along with the current market sales. The more people become interested in Subic Bay as a place to vacation, the more the local economy will grow which will create more jobs.
Great home, great place and nicely decorated but you better understand what leasehold properties are all about.
They had them in Hawaii and when I lived there in the 80s it became a big issue.

What happens when it rains or typhoons come? Nice condominium or unit. Nice amenities and facilities.
How does a lease hold work? Do you pay in full, or is it monthly? When renewing, are you paying for the property all over again or is it continuing a payment same as before? Very confusing.
My suggestion,if u a foreigner and planning to stay in PI dont buy comdo for at at least a year or two really think 🤔.. remember as a foreigner you cannot buy a land or any property..

Beautiful home. I am really looking for a smaller home, two bedrooms, maids room, office, dinning and living room, with at least one bedroom downstairs. What am I looking at to rend or purchase? How are the schools? I have a car and I can drive but I would prefer an area where I could get a cab or public transportation. I look forward to hearing from you. I really love your videos and I'm very interested in purchasing a property in Subic Bay, fixing it up and renting it out for short-term or long-term. However, I do have a question. Realistically speaking, how many Americans or other foreigners come to Subic Bay per year for long enough time periods to want to rent a luxury house? I'm assuming you would have to rent it out for at least 1300 a month to make a profit. Is there enough foreign traffic to sustain continued occupancy for that high a price point?

Hi! Peter, my husband and I is very much interested with this villa house. I'm working on the paper works for becoming a dual citizenship can purchase this to own it or do we still have to do a leasehold. We own 2 homes here in the South Carolina. My husband is really set in living in subic bay particularly in malayan heights in villa del sol. That's too expensive, it's better to build your own house.
A high-end 2-BR condo in BGC would cost that much or maybe more. That's a very good price considering the quality of the material and the furnitures.

You can get a Mansion with that amount in either Florida or Texas. That is too much considering the services they can offer to you in that location. What I mean are the availability of hospitals, fire department, police, grocery and malls. P16-M is too much.
Property Club how much would the property taxes be per year on the villa in the video be? If it’s a one time 16,000,000 fee and no taxes then it makes more sense.
Property tax on a $275,000 US house would be several thousand a year.

You sound like you’re he one selling their houses. Too much flattery & kissing up. For the price, it’s ridiculously expensive. For the square footage, it is so much more expensive than in the US. The furnitures are built in the price so even if the furnitures are included, it still is expensive. The furniture prices here in the US is a fraction of the quote you are talking. My suggestion, build your own home & furnish it. You’ll save a ton of money and that is being financially smart.
