I'd like to start my home-building project to my homeland and most probably call it our "Retirement Home On-The-Side", since we adopted US of A as our source of green bucks, we as a couple cannot fully terminate or break-the-bridge so to say. The ONLY impediment as I am looking from where we are now are the PRESENT & DANGEROUS situations since January of this year such as (i.e. 1) TAAL VOLCANO EXPLOSION. 2) THE VIRUS PANDEMIC SITUATIONS including LOCKDOWN of areas of concern, and so on and forth.) And YES, you will be our 1st choice to handle and assess the over ALL expense of this project. "Don't Worry Just Be Happy" will be our motto for you. And hopefully, this coming 2021 (and coming IN too fast) will be a very PROSPEROUS one.IN GOD'S WILL. Hi Architect, May questions ako regarding sa signed and seal,, I am a Mechanical Engineer and same time a Registered/Licensed Master Plumber. I was planning to open a small firm signed and seal for all of the engineering/architectural/plumbing profession, am I required to secure a business permit? kahit na may PTR na ang mga professionals na pipirma sa mga plano po at mag dedesign ng mga plano?
Karamihan po sa atin mga pilipino naka pagpapatayo ng bahay na walang arkitekto at nag susupervise na archt at engineer pero nakakapag apply ng building permit pano po nangyayari iyon tanong lang po? Dahilan po kasi ng Karamihan para makatipid sa budget.

No. Kung sino na Master Plumber and pumirma sa In-charge of installation sa plumbing and sanitary siya din an pipirma.. Iba ang form ng building permit at iba din ang form ng plumbing permit, electrical permit and others... So different discipline yun.

Generally po kung sino nag supervise yun po ang pipirma sa certificate of completion... Kung di na po makita ang na aupervised you amu consult the OBO on your place.

If smooth naman ang takbo ng construction, no reason to change the In charge of construction dahil kahit mag palit man, hindi na ma waive ang responsibility and liability sa unang in charge of construction, second, yung pumirma sa vldg permit form ay ang existing na in charge and siya lg din ang pwedi mag sign ng certificate of completion.

@@jmal8053 usually those who signed as designated in-charge of Construction sa permit is the most lawful one to assume liability as per tecord he or she will be the one to called for once their is a collapse of the building.
Ginawa ko po yan, pumirma ako sa architect in charge of construction sa bldg permit pero di ako nagsupervise. Paano po matatanggihan yan at maexplain sa client.
You can let the client understand the effect of your liability once you sign but not engage in the physical supervision. Marami naman gumagawa niyan hindi lg ikaw, and gusto din natin itama kung anu ang tama, but of course no body can force you not to do it, it is just a matter of professional responsibility to all the actions we did.

It will fall on Full Time Supervision, but of Course minsan malaki ang tingin ng Client sa bulk figures so better to bill also the Client in a Monthly basis and quote for your daily rate pwedi rin yun.
