Good lord man. I decided to move to the outskirts of Austin and bought a 3 bedroom 2 full bathroom 1241 square foot home with a quarter acre land for 180 k. Those are more like townhomes and I wouldn't pay more than 140 I at most. In an area like that 120 k tops . Then again that's east coast so hard to compare along with the home being in the city
Everything is so expensive it doesn't add up. $1550 to rent in Baltimore, where do people work to afford that. Im by Chicago, struggle at 650 the lowest around, . Everything is F'd. Everyone wants your $$$
I needed to see this! Funny I am under contract for a home in Bmore that was renovated. I just got the inspection report and let’s just say some things need to be fixed for sure!! Keep us posted on this one. You have great equity in that home and the market is hot! I am sure it will get purchased quickly!
Why would someone want to buy a house next to boarded up homes , I’m actually from Baltimore , but I’ve been living in the county since 2007 , 1 because the property taxes and water are extremely high . I am in my 2nd home and property taxes are half what is in the city. Back to my original question why would someone pay that much money for a home with boarded homes next door.
well it looks like the neighborhood is improving significantly (check out my newer vids) and it's a good buy if you want to live in the city. But I hear where your'e coming from.
Love your content! I find yours most helpful for learning about the real estate business. It’s even better since I’m a Baltimore native lol. My only question is.. When you make your profit from selling a house how do you decide how much to pocket and how much to put back in to another investment?
Should have went uptown (Northwest) to renovate one of those single homes, much larger spacious rooms & you could have made a big profit! Only a fool would pay what they want for those row homes especially in that area!
Good video... I am on the fence about investing in Baltimore. The rents from what I can tell are relatively low compared to PG where my current properties are. What are your thoughts? Also don’t want to get stuck with a pretty lemon like you got lol..,,
Baltimore is all about location and price. Pg county prices are higher so cash flow may be lower in the county. Where ever you invest, make sure to go in with a strategy and you’ll be fine. Thanks for watching!
That’s not his property. He’s looking at properties for sale in the area of his property so he can see what their renovations look like and so he can renovate his property to get the max return.
Baltimore is suffering from lack of creativity and common sense. They need to tear down most of those vacant properties.and rebuild the city like they did Washington. DC. I’m sick of the city just looking nasty and dirty.
He’s not buying them already flipped. He doesn’t own the properties he is walking through. He is using the renovation ideas from these properties to get an idea of what to do in his property to get the max return on it. These properties are for sale in the area where his property is.

no offense but I wouldn't pay more than 100k for any of these properties purely on how shitty the neighborhood is. Jesus christ, I can't even imagine living in a nice new house in the middle of the hood. Seems like you are putting a target on your back that says "rob me". Gun ownership is mandatory here.
Don’t come in Baltimore like that put some rat DC crap up on the heat is ran down sorry if you have bad deals but you know what she was getting into before you went by the property$150 for a water bill come on man this more than your maintenance and believe it must be for six months this is not a huge house going back to DC
Love it man! Great job showing us the real scoop and talking about those qualitative reasons why some units are better than others.
No problem. Thanks for watching
Re the first house: That’s a huge balcony off the bedroom. The kitchen is very nice as well.

The home is a 4 bedroom so 3 people were living there. 500 each. Also section 8 pays 1500 for 3 bedrooms in many cities like baltimore.
John 1550 is cheap in Atlanta for a rental house.

thanks, good luck and will do!
So many unskilled laborers working in construction and getting away with this shotty work....so much for licenses....
Same in Cali
loved the 1st one, so nice inside..very cozy
Please what is the zip code of this house?
Great content and I like the honesty. Very valid reasoning for selling. Any updates on this?
thanks. yup, check out my newer videos
There's no way someone should pay 200,000 for a house in that neighborhood.i wouldn't pay 2$ can't raise my kids in that neighborhood
You couldn't live in NY, the rich live next to the ghetto.
You’re making me very hopeful to become a homeowner in Baltimore. These prices are amazing.
You can do it!
Hit him up.

Rats from vacant homes are gonna enter the rehabbed ones. Dont go down in the basement.
I love the first house
I know it’s hard to sell homes with vacant next door. However what is the refinance value. Does it greatly affect that as well?
Can't the renters pay the water bill?

Hi thanks and it's really a case by case situation. I usually try to invest half the profit in addition to my initial investment
Great Chanel keep up the content💪🏽
In all of them there's no real living room. Tiny homes.
Yup. Welcome to the city lol
The 2nd house is cute. It’s layout is odd and small, but I can picture how to furnish it good. Peeps who like small spaces would find it appealing.
you thought univ of md wanted it they do but can you hang on til theyre ready

3rd house is terrible! Wonder how long that took too sell.
If it even sold... #Sheesh
Why do renovators/flippers remove existing phone line/cable lines?
they need to be removed if your replacing the electrical.
@@reigamechangers5884 if it not run the same as electric?
I have been to houses that the cable/cable lines that had separate runs was removed
Hi do you have anymore properties there you want to sell?
thanks for sharing
Thanks for watching!
What areas o you invest in?

Whst neighborhood in Baltimore is this?
Hey there. this is Hollins Market
REI Game Changers who is your property management.
I thought it was Hollins. That’s an interesting area
Nice sun roof on your car
I want it
Great content.
Where are the tubs?
Did you check the backyard

There's so much blight holding the property values down...in Baltimore. It's not a good market for great appreciation especially in West Baltimore.
If you owed 80k and possibly worth 200k why not cash out refi and use that money towards another property
Baltimore is suffering from lack of creativity and common sense. They need to tear down most of those vacant properties.and rebuild the city like they did Washington. DC. I’m sick of the city just looking nasty and dirty.
Sardine can smh....Place is too narrow & backyard is terrible.
The master bedroom 😂😂😂. My 7 yr old bedroom bigger.
Hahaha!

@@ms.m7699 Ahhhhh... thank you Ms. M for clearing that up.
Too small bedrooms, I can't live in Baltimore the house and backyard are wayyyy to small and over priced
You do not look Italian, Laviola?
Not worth 180k for that 2br .

Get out while you can young brother. The laws are constantly changing and they don't favor landlords.
Looks nice, but DAMN that is tiny! It is most definitely not a home for entertainment. If anything, it's a home for a lil girl and her barbies loooool
Come to Atlanta, our houses are BIGGGGGG
@@six6goddess214 I know... My husband doesn't want to move there tho and plus... dat new voting mess made me have a change of heart as well...
Buys luxury boardup during a 2 in 5 evction rate smh go broke if u want 2
Everyone isn't doing bad and people are currently purchasing homes.
