Don't they the developer realize that the prices of their condos are way overpriced?

Hello. Just to share with you the developers depend their pre-selling prices on its location, demand, zonal value, appreciation, rental yeild & the likes.
Buyers of these units are usually fully aware of the ongoing rate in the area yet they still buy from these developers and it is because they know its future potential.
Lastly, these projects are not even the highest price/sqm in BGC. There are other projects at around 700-800sqm. Try googling Horizon Homes or Aurelia Residences, you’ll be more surprise on its ongoing price. 🙈
