In this video I will provide you with a couple of reasons why water could be pooling up around your house or even forming puddles throughout your property. It's not uncommon for soil to erode or sink over a long period of time in your front or backyard. This might not be a problem as long as it isn't near your home's foundation.

    My grandparents bought their house brand new in the 60’s. House was built on a big hill and house was about in the middle of the hill. About 10 years ago the gas line broke under ground and when the gas company came out to fix it they told my mother and grandmother the reason the gas pipe broke is because the foundation has been sinking. They had some people come out to give estimates to repair it. On guy said 15k and another said 80k. They thought the guy saying 80k was trying to rip them off. So I had my father inlaw come out because he does excavation work and a mason who has been doing this work for 50 years and he said this was the worst foundation he had ever seen the house was basically splitting in half. All the cinder blocks needed to be replaced, house needed to be jacked up he to fix it properly it would cost more then 80k because all of that needs to be done but also they just had to roof fixed because it was leaking well it was leaking because the house was splitting in half so once the house was jacked up and leveled the roof could crack in places, the floor could crack, the garage floor was cracked in 2 so that needs to be done, the basement floor needs to be done, just so many things. The reason this happened is from the hill in the backyard the water ran down the backyard behind the house and the water being in the ground over time was pushing on the foundation and when he explained it you could tell he was right plus I remember as a kid the backyard was always wet and the backyard was just a big hill then the hill stopped about 10ft behind the house so the water was trapped so even after it’s fixed he would have to dig out a bunch of the hill and install an underground drainage system. Then the front of the house the roof drained into pipes that went in ground into the storm drain well they get plugged up from leaves so all the water was in the front of the house was just draining into the ground. What’s messed up is I remember being as far back as like 1989 when I was 4-5 years old going in the basement seeing the cracks in the floor, the cinder block, and the floor was cracked and a good 3in lower in the front corner area of the basement floor where the roof drain was outside, the garage floor was cracked, there was a crack going down the center of the drywall in the garage back then that was obviously there for years, I remember my grandfather had to sand down the door every year or so because it wouldn’t close easy and back at that time the house was only 20 years old I bet they could have sued the builder of the house possibly even at that time. My father inlaw said he knew the family that owned the company that built every house on that street and that they were known for cutting corners to make more money and just doing bad work over all and that he has had to fix a bunch of foundations that for houses that they built because they did the footers wrong. It’s just too bad my grandparents didn’t realize what was going on many years prior they could have sued that company. My father inlaw and other people said a house should never have been built on that lot and when they built it they should have made underground drainage. The houses next door also have visible cracks in the cinder blocks.

    We got a double pipe system put in next to our house, one pipe perforated on bottom to pick up ground water and move it away, one pipe solid to take roof water far away from house. It works great, we sleep so much better now. We have clay soil and neighbours a bit higher in the back, so still get some puddles 6' out in backyard but they slowly seep away ok.

    I just dug out a trough just outside drip line, and put the dirt up at the foundation-was a negative slope out back.

    May I ask a question please . Love the video It is very professional. Where I live the waters UNDERNEATH the basement drain towards the lake . From west to east . The house is over 100 years old. The house sits on a full basement foundation. What can be done to divert the water underneath the section slabs that are thin ? Also the house sites in a negative slope, fill dirt should be brought in an at house foundation + 2 foot at the foundation going out to raise all around to help divert the water away . Any help would greatly be appreciated by a professional such as yourself. Thank you again.

    I have a home that has a negative slope and sits next to a hill. A hill is causing the slope that is towards my patio and back door. Th front of the house has a positive slope and there is a city drainage system next to my curb. Should I be concerned. Home is 3 yrs old. Please advise. I can send pictures for clarification.     We've got 30m of slope towards the side of the house and the overland flow is shocking. We've got 2 pit drains in the backyard and they're too high for the land to allow drainage.
    Thinking a whole length drainage system against the fence under the soil and allow it to drain out to the road.

    I do have pipe drain systems but over the years the soil has shifted. I know I need to keep water alway from my slab home but I don’t know what kind of soil or ? to raise the soil away from the home.
    Any suggestions? French drain or just moving the higher soil to the low area?
    PS when the home was built in 1951 the backyard was three levels and has eroded towards the home in the backyard and possibly in the front one corner.

    Here because lennar homes builds shitty homes and everytime it rains the water pools on one side of the house eventually seeping into the garage. The project manager stated it wasn't graded to design, their solution? Install a 4 inch drain and pipe it to the back of the house...we have a negative slope so of course this is causing erosion! Horrible builders. Instead of fixing issues they make matters worst. At this point looking to hire professionals to regrade

    With the former owners collecting their downspout into a pipe that goes to a hole in the ground, lowest lying area but to a deeper hole. At first youy would think was a yard drain, nope it is where the downspout empties making a lake right around the kitchen.
