    I feel the contactors were trying to fit too many things into tht tiny space.The parking, the swimming pool is almost at the dinning area,the steps for the pool are almost touching the dinning door.Maybe they should have put the pool at the roof top,that way atleast one can sunbath with pool chairs.The kichen colors should always be neutral to allow the tenant to play with the colors they like,also the kitchen was small.Too much gold accesories might end up looking tacky.I however feel the house has so much potential with how the interior designer will lay it out.The furnitures,beds,dinning will either break or make the house

      I agree with this, fitting to much in a small space comes across as clumzy, no matter how much the land costs. A simple functional home with beautiful fittings says home more than cluster of spaces jammed together. But that's just me

    Something I admire most about you is the fact that you don't get yourself 'sunk in' into the hype of the realtors you have met. When they tried to go overboard you expose the truth immediately.     I wouldn’t buy this house even if I had the money x10 … because of the land space the architect had to squeeze in a lot of things .. a $1.6 dollar house I don’t have enough space in my leaving room .. not even a spiral staircase … no be by force to leave for Ikoyi ..

    nice house and video. Just my opinion for future house tours, just mention the presense of a panic room and not show the location, its no longer a panic room when everyone watching this video knows where to find it. i feel the final floor is an after thought.why have a room there, it would have been Amazing to have a proper sauna, masseuse area, a jacuzzi and a lil wine bar.

      I came here to make the same comment. It also doesn't help that the door to the entrance of the panic room can easily be kicked open. It's just one of those features that was added to the property to justify the price tag but has no real utility from a safety standpoint.

    Lovely and loaded property, so probably worth the price. Love the high spec and high ceilings.
    Definitely better priced than a lot of properties in my native Ghana, specifically in Accra. I have watched lots of real estate programs and I think people generally get better value and better finished properties in Nigeria. The only thing missing for me here is natural grass and generally more greenery but lovely house all the same in a high brow area in Lagos.
    If this was in Cantoments, Airport or East legon in Accra I bet, they will easily quote $3m asking price , without batting an eye lid.. and it won't even be this highly spec'd.
    We need to regulate those crazy property prices in Accra. Other than that I love both Ghana and Nigeria... We are one 😍🇬🇭🇳🇬

      @@maverickdracula6202 Well, if as the agent says, the 500 square metre land itself is between $850k and $1.1m dollars (if you calculate based on 700k - 900k naira per sqm as he said) , then I think the price is reasonable.
      Ikoyi is a high brow area in Lagos so just like any other capital in the world, properties in high brow areas tend to command higher prices... It is about demand and supply. Clearly people are willing to pay those prices to live in those areas so it is what it is, to a certain extent.

      In places like Manhattan (NYC), Georgetown (DC) or Central London, $250K will hardly (if at all) get you a studio apartment. In Singapore, you might get a closet if you’re lucky! 😂

    This is really beautiful. I love the attention to details, the developers did a great job. My only issue is I feel a property of this value should have dedicated gardens, enough space for parking, dedicated staff quarters and some massive swimming pool. But with the cost of land around that area, getting extra spaces will end up doubling the cost of the facility. The cost of properties in Nigeria is growing at an alarming rate that this is the best time to invest. No wonder Ikoyi is listed as top 10 of the most expensive locations in the world. Nice job Steven

    The house is dope!!! The house was missing several things to bring it OVER THE TOP such as, custom temperature wine cellar on first floor or basement, outside patio should have a jacuzzi and bar, and drive-in underground car garage (all glass to showcase exotic cars) and a bigger Man-cave the size of the first floor square footage and larger outdoor pool with waterfall back wall that can be seen from dinning room table/kitchen.

    This is not a criticism just a casual observation from an American. First, love to see my African brothers an sisters "Making it Happen"!!! The observation is, Nigerian interior design has subtle difference than Luxury in the USA, hard to explain what it is though. One example is, after binge watching Nigerian luxury videos, is that Nigerian Luxury design has a lot of "recessed lighting", and it often multi colored, green lights, red lights, yellow and so forth. (like the ceiling light you see over Tony's head at 0:53) . Pretty interesting, seldom see that in America, unless it's plain white lighting and not flashing. I see a lot of gold trim in Nigerian Luxury. Nigerian luxury has marble walls also, I see that in American luxury also, but always/only in the bathroom. I never see a marble wall in other rooms in America.
    Another miscellaneous note, is , I gotta get a two piece outfit like Tony, to walk around with in my own house. NICE!!!!
    Like I said just observations, not saying one is better or worse than the other. When you can afford that kind of house, you express it however you want......

    Beautiful house. The interior is magnificent and it looks amazing outside. Think it’s just typical commercial city house where the price of land alone is enough to get you scared if you don’t have deep pocket. Like New York or London where luxury and opulence is on display. Lagos is in the mix surely. Well done for the amazing work on this video. Your quality is clearly there for everyone to see. I noticed your brand has gone to another level with corporate dressing which fit well with what is widely acceptable in this particular industry.

    No billionaire will buy this home except a politician that wants to launder money. Where will he park his cars? Where do you sit when you step out of the pool or before you step in? Do you bath while those in the living/dining room are staring at you? Soany flaws for a house that costs 1bn naira and is being given to Nigerian RUclipsrs to market.       Bet you meant a piece of Whitehouse right? For I've seen houses loads of houses for way less than $3m with big yards, gardens & all. You need get your facts right. I totally agree about the concept of an underground garage if the terrain would give room for that. Problem with all these houses is that the children can't even run around anymore in the comfort +safety of their own compound, not any longer these days!

      @@kdorjah location, location, location… you can see lots of big houses and mansions in Missouri, Alabama, Ohio, etc., that costs LESS than smaller houses in Dallas or Atlanta, or even studio apartments in Manhattan or Central London or Hong Kong.

    Nice house, beautiful finishing, however very limited compound space and the tiny pool was unnecessary given that the compound was lacking space. No trees for natural shed. My rating is 7.0/10.0

    The house is beautiful, the video is awesome. But we can do better hence my review.
    On the house: For a $1.6m property, the compound is definitely too small so also the pool. An underground car park would have made sense like you said. Financial resources were not evenly distributed; the money used to install the lift could have done a lot more - like installing an automatic wooden pool cover, or creating an emergency escape channel from the distress room, or even a sustained energy source(which I’m wondering why it doesn’t have one).
    On the video. Firstly I was almost lost at some point on who the house agent was, because you two were describing the house. It should have been one person talking about the house to the other person. Secondly, you don’t seem so familiar with the names of certain things used in the house. You kept using synonyms that are out off the field. Thirdly, the videographer was in the cut a couple of times.
    This is my take and I feel you can be excellent at this. Well done 👍🏾

      They try to build on every inch of land in Ikoyi to maximize profits and besides most Nigerians don't appreciate gardens to and such it seems. They like astro turf and cut down any trees

      @@ifehansson2254 VGC, Carlton, Nicon Estate, Lakowe Golf, couple of Estates on Orchid road, Emperor estate, Lake view estate, Royal Gardens estate, Fairmont estate, Diamond estate, Crown estate, Mayfair gardens, Beechwood Estates, some estates on the road of Novare ShopRite at Sangotedo, Farrah park, Cooperative Villa Badore, and many others are well planned. If you haven't visited at least 20 out of the over 250 estates in Lagos, please don't jump into conclusions.
      This is Ikoyi where land cost as much as some properties in many parts of Lagos. It's like building in your central business district.

    Whoa, beautiful home! 😍 I would add green wall above plunging pool for more privacy. a small spa pool would be really nice on the terrace. First home I've seen so far in Africa with some wood flooring or engineered wood flooring. 😊

      Many offices in Lagos have been using wood flooring since 2005, and that was when I saw it. I'm sure many offices I have not been to have used it for longer than that. I also have a friend that had that in his house in 2011. You haven't seen 20 properties in Lagos how much more millions. Wood flooring in my opinion suit East Africa climate better. West Africans don't fancy it.
      This particular house doesn't have wood flooring. It's ceramic tiles. I'm sure you're not familiar with that design of tiles with wood finish.

    Nigeria Houses and privacy are enemies.
    When we talk of house design, our architect always think it is by lightning up the entire ceilings and walls.
    I think SouthAfrican houses are way top notch than the most expensive Nigerian house.

    Good presentation by you Steve and the other guy. Both of you compliment each other. I have seen such building-up (because of land limitation) in Banana Island too, when I was in Nigeria a couple of years ago.
    Great efforts on the details by the Developer. I would however, change the gold trims to just simple high quality stainless steel. Classy isn’t always gold. The front door could also be more appealing. I have seen impressive wood/security front door in other properties.
    Nonetheless, I commend the Developer. Additional information that would have been useful, is the total sq ft of the building.

      As an African, that shouldn't be problem at all. Once you have the money, just fly to Nigeria and I think it is VISA FREE for Cameroon and from there all necessary papers will will arranged.
      More so, Africa is encouraging Africans to move freely within Africa through the AfCFTA Agenda of Africa Union.

      @@olumuyiwaojo3532 Cameroon is not a part of ECOWAS. Only ECOWAS countries do not require visa. Therefore, Cameroonians would need a visa to visit Nigeria.

If Nigeria was a country that enforces laws, Cameroonians who cross the border illegally are supposed to be deported back to their country. The same Cameroon that you are advocating for deported Nigerians who fled to Cameroon thru the border during boko haram attacks. We also share a border with Niger and Chad. Under Jonathan's leadership, many people from Niger and Chad who crossed the border and were living in Nigeria illegally were deported so it is you that doesn't know what you are talking about. You did however, showcase your lawless mentality. Smh.

    Nigerian real estate will always be a sham as long as Nigerian as a whole still lacks basic infrastructure and amenities like 24/7 electricity, sewage system, water treatment system, good roads and infrastructure, healthcare, and most importantly, security.
    Once the entire country has access to basic amenities, the price of these homes will reduce because basic amenities shouldn’t be up charged and reserved only for the rich.

    It’s definitely worth the prices although too expensive, creating rooms and living spaces does not make a house a Home, outdoor environment does, attention of indoor outdoor living should be given attention, more natural soft and hard landscaping would have cap it all.

    These prices are crazy! Not even a garage too! I don't care what you say, Lagos isn't New York, it isn't London and it for sure isn't Tokyo.

    Nah, real estate in Lagos is not worth the cost AT ALL. No greenery, concrete floors all about, not kid friendly, no garage, no driveway, the same boring architecture... I think developers need to travel more, and see what luxury homes look like.

    This house is beautiful nicely finished, everything on point but except for the pool which is way too small for this edifice. For me I believe the pool has to complement the structure, but for this kind of structure the pool is a no no even if they have to manage the space the swimming pool area should have been bad also

    Nice house, good use of vertical space, very techy/ on trend -biometrics, rgb lights, mechanised drawers, nice chandeliers....the electronic toilet is an overkill for me but okay if built with the physically challenged in mind.Tech like this gets outdated every couple of years for obvious reasons(boys go chop and innovations and upgrades happen fast too)...small pool though better than nothing, 2 people can swim but any more than that number and you all are gonna get skinny dips at best😅😅....let us consider use of solar panels for sustainability, the adoption is so low within the commercial real estate dev space in Naija...I personally ponder about what will be happening to the environment in another 10years...generally they built more for trend than for standing the test of time(classic/dateless). In another 2 years if the house does not get a makeover it may become a relic. I would love less tech as we can divert more into timeless pieces (depends on user though) 8 out 10
