I think you can paint the exterior, freshen up the curb appeal. Maybe replace the windows. The house honestly looks good. Keep the shed and paint it. It is great storage. We have flipped houses for some time.

I would gladly remake that shed into my personal she shed! If you put a pool in it, keep the chemicals locked in the shed. Put up new vinyl around the shed. Paint. DIY

Love you guys and love watching your videos, but this is a bit disappointing :/ buying property for the sole purpose of making it a short term rental like airbnb not only makes neighborhoods less well kept but it also contributes to the housing crisis. You took a house that would have been available for a resident of AZ to buy and live in and made it completely unavailable to the people that actually need it.

I recommend Matt tries an Eegee's original grinder and their fries with ranch (sorry Abby, you can't have the grinder yet because of the lunch meat. Congratulations 🎊 I actually don't think the inside of the house needs much work. I would focus on the outside and NOT put in a pool. Just do a lawn , landscaping and a firepit with chairs around it . Once it's furnished and decorated inside it will be cute . Work smarter not harder . If all goes well you can always put more into it over time .

Update: we landed in Queen Creek in a lovely rental!
The house was beautiful as is. I wouldn't do a lot of renovation. Decor would be a huge upgrade on a small budget. Buy beautiful furniture and simplistic wall decor. Save your money for the exterior such as a pool. Wishing you two all the best. Also bunk beds for sure in one of those bedrooms or a trundle option. 😉

we live in the neighborhood. besides the 2 bathrooms and the laundry room there isnt much to actually upgrade. it looks like the previous owners did a little work already. we love our house lol
we also thought about a pool because the back yard is DEFINITELY big enough but that's so expensive and with the upkeep and increased water bill it's really not worth it. on top of that if you rent it out people will expect you to have a heated pool in the fall and winter months and hahahaha that cost is outrageous. our rear neighbor rents out her house and no one EVER swims in the pool...there were renters there the last 4 years and I honestly dont think they used the pool once. it's actually empty right now. so much work to keep it clean. especially with the dust and wind in phoenix.
My family also does those! We have an Airbnb and a rental and they are so good, they make a lot of money, and it is just such a fun project for the family! Love you guys!

@@MattandAbby just a side note, don't take on soooo many projects that you get overwhelmed, that's the big problem, just get 1 project done at a time and yea, my family owns like at least 5 or 6 investment properties, and for the most part they do help pay for themselves, but don't buy one that is gonna be alot of work, you'll spend years dealing with issues
@@MattandAbby also the only downside to rentals is dealing with Renters and the aftermath of them (AirBnB), but if it's like a long term renter make sure they are really good and not a dumpster fire

Oof, you guys are really brave buying two houses at the height of a real estate bubble, especially somewhere like Phoenix. They’re also starting to regulate airbnbs in states pretty heavily, there’s a few bills making their way through the house and senate right now for AZ and I would imagine more on the way.

Just remember you will have many things doubled now (i.e. Damage to property, electrical issues, are you in a flood zone, does or will it need a roof repair or replacement, costs for pool upkeep, (if you put one on, (which I absolutely thought think would be a mistake) appliance repair or replacement, plumbing issues because it's in older area, horrible traffic out front, horrible. I hope you considered all obstacles... Because they will appear. Now, add all that to your current home... You've just doubled all costs. If this "new" house is in a flood zone, all I can say is.. That's #1 concern. Since you have never experienced monsoons you have no idea about flooding. I'm being very real about this. You need to be very aware of costs, damages and flooding issues. I may be incorrect but I see you doing/buying out of emotion. I hope all turns out well but there is some slow down required because you just bought two homes at the worst time... Extremely high market. Which means it won't stay there (high). The bubble will burst at some point and you do not want to be upside down with either home. Upside down? Owing more on the property than what it's really worth.

Congrats! As a landlord myself just a piece of advice my husband and I had to learn is the relationship with the tenants is strictly a business relationship. When you get to close and friendly they tend to think they can get away with stuff and it becomes harder to inforce your rules also. Not saying you can't be friendly and have nice conversations that should defianlty happen but keeping it business related is the key we had to learn the hard way. Best of luck to you guys😊
