  • The Tieton Cabin Company recently finished their first Prefab Cabin. I took a quick trip over to Tieton to see how it turned out and document what they're up to. Their Prefab Cabins have a weathering steel exterior that's complimented by the cozy wood interior to give it a unique look and feel.       SERIOUSLY⁉️ I get the convenience of pour a slab, plant the box and hook it up to power, water and sewer. But that is a lot!

      That is crazy expensive. My sister's 1400 square foot, brand new house in Arkansas was $208,000.

    I was initially enthused because the manufacturing facility is fairly close to my location on the North Olympic Peninsula. Unfortunately, the cost for such a small footprint with minimal kitchen discourages me from serious consideration.

      $120k is what this unit should be selling for at base. If it has all high end materials it isn’t worth the price tag citing the cookie cutter structure design that’s fitted with a similar interior layout seen in countless do it yourself projects by novices with no design experience. This is a business model that is either built to flip to the highest bidding sucker or it’s “built to spill” and will be bankrupt in no time flat.

      @@danabanana6995 No matter how you slice it, with the nothing special design and inexplicably lousy and practically nonexistent kitchen, this build doesn’t even qualify as a park model. The $240K price is frankly infuriating.

    Kerry, you know I've been supporting your channel for quite some time. I truly appreciate all the information! I really like the variety of things you show us!!
    This is the first one in quite some time that gave me price shock. Are they in California?? Seattle?? Wow.
    Nice exterior. The interior doesn't show well, it all looks like flat pack crap.
    It was really nice of you to say that they're offering something different. I'd call this a micro cabin. At this price of expect this to be to of the line, fully off grid ready to support 4 adults full time.
    I still have to buy my land, get it ready for this micro unit, get the permits .... this is just ridiculously overpriced in my opinion. Is it fireproof? Tornado or hurricane resistant? OMG $250k wow. And i don't even get a full kitchen.

      Check out Incredible Tiny Homes on YT. They also have a sale toward the end of the year. They're not ultra modern but they're well-crafted and extremely well built. Many models to choose from starting in the $25,000 range.

    I really like it. Looks great. I can almost "feel" what it would be like to live in it. I would want more of a kitchen but the rest is fine. If I wasn't in the 7th decade of my life, just starting over, I would love a nice wooded lot and plant myself there working from home. This was really fun, Kerry. Thanks!

    I keep looking at these wistfully, and the wistfulness has increased as I recently totaled my car.
    I have 20 acres of red pine wood lot, 75 years old. Would love a cabin.

      Their "base model" starts at $240k and jumps up to $340k. They are super cool, but you could build a pretty nice house with $340,000.

    I like the Roombus better as it has a more realistic price point and nicer amenities and designs. Sure would like another video on Roombus to see where they are now in production.

    A lot of people are complaining about the price, and I get it. The cabin is pretty expensive given the size, but this isnt meant for the general market.
    The anecdote about someone wanting one by their waterfront property all but confirms this. Not everything is meant for every market or consumer base (it's way out of my price range for the size), and that's okay. Thanks for sharing.

      @@KerryTarnow There's Patek Philippe and there's my Iphone. One is an extravagantly priced, status time piece, the other tells better time and does a heck of a lot more. The price for these units is what it is, it's also unjustifyable within the parameters of fiscal reason.

      @@makidominguez5856 Fiscal reason is dependent solely on the person paying the cost. Budget and value are subjective, and what is deemed affordable by someone with multiple properties won't align with what is deemed affordable by someone in an apartment.

      @@MuShinnen There are markets where the excessive cost per Sq.Ft. of these particular models may be par for the course, however by all responsible financial metrics that govern the sober, these are way overpriced. How do I know this? I own a concern that manufacturers, flat pack, panelized homes built with a 14 ga. proprietary steel framing system that are not cheap and are roughly half the cost for an identical footprint, with fully equipped kitchens no less. Subjective indeed.

      The “cabin” is ridiculously expensive given the size, amenities and frankly speaking it’s less than inspired design and unimpressive interior finishes. None of the features, the maintenance free steel exterior, the automated gadgetry (limited and underwhelming as they are) makes this a good investment by any measure. So you get a $5K allowance for shipping, that’s a drop in the bucket and no great concession. I truck full homes across the lower 48 of 800 -1000 Sq.Ft. For approx. $2.25 per mile. Your assertion that because some have expressed a desire for a waterfront unit makes this ludicrously priced build out of reach and that the idea only a wistful notion by the less well heeled is out of touch with both economic reality and broad consumer dynamics. This channel has highlighted some great and not so great companies involved in modular, and hybrid home building, this one is among the least attractive options so far, no matter how you spin it.

    250K seems way over the top for what looks like a glorified conex that has rust as part of its allure. Hopefully all the tech bros in Seattle will keep the business afloat, because most in our country are looking for affordable practical housing.

    For anyone who would find the shape and aesthetic of this build to have been done a bazillion times before, there's only so much you can do with a 6 sided configuration. Like all cars that typically come with 4 wheels, a windscreen and seats, not all catch your attention or is a one size fits all. Just like everything else, there's a bum for every seat and a lid to every pot. The name of the game is serving the need with value, efficiency and an accessible price point. Ford and Volkswagen understand this.

    The loft issue for me is that they are often hot. But perhaps this configuration mitigates that issue. The layout reminds me more of a tiny house on wheels but the lighted closet is nifty. Cheers!

    It's a great efficient design. The price point is a bit outrageous though. Seems like far too many of these start up companies are eying corporate/resort interest and very expensive backyard zip codes, more than general housing. For a resort, I imagine 250k per unit doesn't sound outrageous when you can get up and running so quickly, but you can get a 3bd 2ba house for less in a lot of places.

    Nice looking but price is hot. I guess this is the luxury-end type. In Europe, and probably USA, there are Bicycles that cost more then a mid-range vehicle soooo I get it. My price point would be around USD$125,000 for around 500sqft.

      That's a pretty deep closet though. Lots you could do to maximize the space like use the walls for bungee bags, etc.

    That price is an outrage, particularly considering the minimalist kit. I guess since the Bainbridge Island crowd didn't balk, Tieton figured that would be a good "starting" point. Wow. I wish we could have seen Kerry's face when Jeb laid that card down!

    I like the no maintenance exterior, but would like to see what one looks like completely weathered. But dang, that price! They definitely aren’t the right place to look if you’re on any kind of budget. I haven’t looked, but I’m sure price is a recurring theme in the comments. 😳

    Thanks, Kerry! Really great concept and I like the plug-n-play features, durability, luxe quality and smart tech features. As many have commented, the price is over the top, that is, unless you live in Western WA (like me) and get sucker punched every time you pull out your wallet. Most of us lower income folk here are used to being priced out by now. We're numb to all the new zeroes on stuff since our economy was recalibrated to the overinflated salaries of the tech and Amazon megalith industries. Likely if they priced it any lower, the City of Seattle would be placing massive orders to solve its homeless crisis. 😂🙄 Sorry for the non pre-fab home related commentary, but couldn't resist. 😅

    Once again a great video. I'm wondering though how the various companies building small homes like this 271 sqft cabin justify it costing as much as a 1,000 to 1,500 sqft home does.

    Very expensive per square foot, plus transportation and installation beyond the $5000 included in price - way beyond my means. I like the automatic window coverings and the lighting features.

    Neat look, but I know the pain of making a bed in that tight a spot, both up and down. By reconfiguring the bath 90 degrees into a walk-through, going from wall to stairs, and eliminating the back door, bedroom could be more reasonable and move the closet in there. Just my thought.

    Great niche market tiny home for vacationing dinks, or a 2nd home for entrepreneurs. It's a shame that he didn't expand it's purpose to be more suitable for full time living, with simple alternatives like a 10 cu ft fridge, with deep pantry storage drawer below, instead of a desk, 2 more open shelves in the kitchen, underbed storage downstairs, a bigger linen closet cupboard above the toilet, and a taller closet with room for 2 hanging rods instead of 1. It would still need a W/D, but a combo W/D hook-up could be added below the clothes hanging rod in the closet if the closet was full height. Offering these options would not only make this home suitable for full time living, but for longer vacations. You could install a fold-down desk on the living room wall (that could double as dining space), too. Opportunity missed. Maybe they'll offer these options within the same footprint in the future. I'd give up all the fancy smart home features to get full-time living features.

    I have been following you for 2 years. I notice in many of the home you have been showing have indirect lighting. I am a big fan of. My question for you. How do you change this kind of lighting when it starts to burn out ? It is not like changing a standard light bub. What is the life of indirect lighting, in years? I like the bathroom mirror lighting. Can you keep the lighting on the loft steps on doing the night, to light the way when you do need to get up to go to the bathroom?     You are not a 60-year-old man who weighs 320 pounds. In reality, a loft might not be a good fit for someone with hip arthritis and bad knees. a 20-year-old kid just starting off would not have a single issue. Having said that, I find this unit one of the best I've seen. The floors and wooden walls are really interesting. Thanks for the video!

    Those kind of prices may fly in California, or Washington, but my choice would be that I could throw one of these on a lot, or I could buy a 14th floor condo in Newport News with river views and a marina and a look on the inside that would be worth big money if it were in New York, or any number of single family homes with garages (actually important to me). Go to Norfolk, and condos in the snootiest neighborhoods can be mine, or I could choose any number of single family homes. They're vintage, but I like vintage. That's what you can get for their biggest cabin. However, the Agate Pass has a price that could still buy me that Newport News condo.
    Part of the reason that I'm following things on prefab homes is that I thought economies of scale would prevail, and that we'd eventually get to the point where you'd see prefab homes that were both stylish and relatively inexpensive. This isn't it, you've shown us better. We're at a point where people with good jobs are priced out of homes, and I was looking for more than the traditional mobile home. It's here somewhere, can you find it?

      Check out Incredible Tiny Homes (you tube) in Newport, TN. They also offer the largest tiny home community in the country for people who buy their homes and need a place to park them.

    I thought one of the points of prefab homes was they could build them more efficiently with less waste which should reduce cost, not make it 200% more than a site built home. I guess we know what customer base they are marketing to.

    It looks bigger on the inside. From the outside, it looks like a container or a semi trailer. The interior is nice. Personally, I wouldn't be interested in all the electronics. I'm sure younger people would like this but I see it as something to repair. I don't mind getting up to dim the lights or close the blinds. I like the bedroom or bed area. I've thought about building something similar. The price is outrageous. (Imo). I thought it would be exspensive but wow.

      I enjoy your channel. I've always been a fan of small living spaces and you do a great job of sharing other people's ideas. I'm from the se usa and our housing market has been on the cheaper side when compared to the northeast or out west. I'm shocked by most of these prices. For the money, the new rv's are looking pretty good. Have you seen the new forest river IBEX rvs1? Ìts small but plenty of room for a couple. The price is 39k. It comes with a full bath, kitchen, washer/dryer and a small porch out back. If you built a good size deck around this unit, it would be outstanding, imo. Forest river has another new one. I can't think of the name but it has a up stairs bedroom. It's also priced at 39k. I'll try to find the name and add to the Comments.

      It's the forest river timber wolf mini -loft 16ml. It also comes with washer/dryer, full bath, kitchen and a good size living area. The porch out back makes it stand out in a crowd. I could live in either of these. I think they will be a hit and others will put out their version. For 40k, I think some of the small cabins like this one are going to have a hard time competing. 250k would buy 5 of these rv's.

    You can get a 4 bedroom, 2 bath manufactured home for 40k brand new. This, although really nice, is not accomplishing what the dilemma is currently; high cost housing market.

      @@KerryTarnow We bought it new for that price. It served it's purpose, but is pretty cheap parts for sure. We sold it earlier this year. If you're looking for durability, it wasn't it. Unfortunately, that's most of the market. Durability isn't considered anymore. I think once you enter the 100k area tiny homes aren't desirable anymore.

      Im not a tiny home on wheels expert but they’re usually built to a recreational vehicle standard and this is built to the international building code. Good question
