At the time of this video (Jan. 2019) Chris' story was certainly inspirational, but I am wondering how he fared during the Covid-19 crisis. Because of "lockdowns" many states and localities instituted moratoriums on property owners and landlords collecting rent. Chris was in debt $3,700,000 (possibly more if he did in fact borrow another $1,500,000 as he said he was considering) How could he pay his mortgage ($3,700,000 at 4.1% over 30 Yrs = $17,700/Month or $212,400/Year) if he was unable to collect rent? Was there any protection for landlords against their creditors during the crisis? Maybe each state was different in how they handled this sort of situation. Ugh, what a possible nightmare scenario!
Hey Peter. I have two questions about Chris’s deal. Did Chris finance 100% ? $1MM seller and $2.6MM? Also was this property partially stabilized enough to pay $28,167 to the hard money lender and the seller finance $1MM interest only? Thank you
Chris used $360,000 of his own cash (from his retirement accounts) for the 20% down payment. And the payments to the lenders were deferred for one year.

I have been speaking with my 4 grown children and their spouses/ girlfriends over the past few years about the benefits of focusing on investing in commercial property as oppose to trying to buy a house to just live in first, end up in debt and not really own an asset in the process. I wanted our family to join together to accomplish this. Your training sessions are so inspiring, and uplifting I will definitely share with my kids. However, I made a goal at the beginning of this year to no longer wait to convince them, move forward with gathering the knowledge and experience, and showing them it can be done. In addition, I have had some reality checks at work, which reminded me of how limited my options are there, how my income is at the mercy of others, and how bleak my retirement looks if I don't participate in something better. Good job Chris! Im turning 24 this year and was also personally thinking of starting in smaller multifamilies but this channel has changed my view on real estate investing. I live in an expensive city so properties on the market aren't exactly cheap but I'm going to figure it out. I'm hoping to start at minimum a 5 unit building but ideally a 16+ would be great. Still learning all about this business and hope to be successful in it one day!
