I would definetly move to Texas , it's her first home purchase, she should enjoy it ,before she rents it out. I would live in it for at least a year. She can commute to LA. Plus the there is no state taxes in TX. The cost of living is way cheaper than Cali.

It's rare to find people who treat the home as their own and really look after it like a homeowner would. If you decide to rent it out, do a heavy screening on these potential tenants.
If you move, you should use the third floor room as your media/game room. And since you twitch, you can tailor it specifically for that. it’s perfect as a little getaway from the rest of the house, which which would also make it quieter for you. The closet could be perfect for gear, lighting, accessories for all your electronics and job.

I can't believe all the comments on terrible renters. 1st- you're currently renting in LA and have been a considerate tenant I'm sure the universe will return the favor. 2nd- it sounds like you're using a property mgmt company which will qualify your renter and manage it. 3rd- it's an investment that can be income producing and a good write off. BUT with all that being said I vote for moving back to TX. I get the impression you bought this house because YOU love it with the intent to eventually move in. So just go ahead and move into it 😉. Get another property to rent out with less emotional attachment. Plus if you move in and make it your primary residence then you can refi for a lower rate and can claim a homestead exemption to help with the high TX property taxes. (Assuming you financed as a non owner occupied which typically means a slightly higher rate)

This house is a renters dream! The kitchen is on the second floor, so it’s easy access for all the roommates. Each room has its own suite so to speak, AND outdoor areas. It would literally make the perfect rental property and bring in some serious supplemental income.

Honestly this house reminds me of your three story house in Texas wit the amazing bathroom on the top floor Since the house is so gorgeous it would be a shame to rent it out and not live in it. Definitely move in and live in both places. Rent it out for when you're in LA. Very cute house!! I had open selving in my last kitchen and loved it at first. The problem is that evrything your not using regularly and running through the dishwasher gets DUSTY so I had to wash everything on the shelves at least once a month. Love all the tile in the house and love the color of the tile in the kitchen.

I'd have to disagree about the renters part of your claim but I do believe this pad is good for Nikki! the way to protect yourself and make sure you get good tenants is to figuratively make them jump through hoops by making them attend an interview with you, give you 3 character references, a guarantor who will guarantee the rent if the tenants miss a payment and making sure all legal binding contractual agreement are sign properly. #Justsaying
Hey girl heyyy ❤ I'm a property manager with a bachelors degree in accounting, and in my humble opinion, you may want to live in this adorable house yourself, at least for a while, or go back and forth between TX and LA like you mentioned - working in property management, I've seen tenants of *all* types not treat rental homes very well, and it ends up costing the owners a lot of money.....you can make it back in the rent you receive, sure, but there's a whole lot of responsibility and headaches involved in renting out your home, especially from across state lines (and also with how much traveling you do).....who knows though, you may end up with an amazing property management team, and they may choose an incredible set of tenants that take immaculate care of your home! I'm just thinking from my perspective, if it was my very first home and I was super attached to it, I'd err on the side of caution - just my lil 2 cents on the matter lol you wanna get your money's worth but it's a tricky situation! Beautiful home, Congrants!! Multi level homes are the best because they always seem more open and big, definitely way more fun than a regular two floor or one floor home. Think about what is best for you in terms of income if moving or renting the house, but keep in mind that when you rent a property can be a little stressful dealing with the tenants and repairs. If you are going to generate income by renting it then i will say that’s the answer.
Definitely move in!! A gorgeous new home like that should be enjoyed! It's your first purchase too!! Enjoy it!! Then if you make a second purchase in the future, look into getting a fixer upper!! Those are great for renting out since its a less expensive purchase and you won't lose much if tenants end up trashing the place (9 times out of 10 they will). It's an investment your future self would thank you for!

If you rent it out, maybe corporate leasing the way to go. Companies have consultants who work in one city Monday-Thursday then fly back home on weekends. I've worked for a few companies where that was the case. If not corporate leasing then maybe Air BnB. Whatever you decide, the place is very nice !
I lived in Austin for a summer (summer break in college). I soooo loved it. Austin has to be, hands down, my favorite Texas City. People are so laid-back and friendly and I love the river running right through the center. Well, and 6th Street too. It has a cool college vibe as well. Love your new house Nikki! Beautiful home, Congrants!! Multi level homes are the best because they always seem more open and big, definitely way more fun than a regular two floor or one floor home. Think about what is best for you in terms of income if moving or renting the house, but keep in mind that when you rent a property can be a little stressful dealing with the tenants and repairs. If you are going to generate income by renting it then i will say that’s the answer.

Definitely move in!! A gorgeous new home like that should be enjoyed! It's your first purchase too!! Enjoy it!! Then if you make a second purchase in the future, look into getting a fixer upper!! Those are great for renting out since its a less expensive purchase and you won't lose much if tenants end up trashing the place (9 times out of 10 they will). It's an investment your future self would thank you for!

Very bohemian chic and how every bedroom has its own personalities, I know what you mean about moving back home I was like that I was up in the air for moving back home vs staying in BC but I adore and miss my family so much I’m moving back cause at the end of the day I want to be near them or with them. If you rent it out, maybe corporate leasing the way to go. Companies have consultants who work in one city Monday-Thursday then fly back home on weekends. I've worked for a few companies where that was the case.

I lived in Austin for a summer (summer break in college). I soooo loved it. Austin has to be, hands down, my favorite Texas City. People are so laid-back and friendly and I love the river running right through the center. Well, and 6th Street too. It has a cool college vibe as well. Love your new house Nikki!
