      I’m looking at IOS for it’s flexibility and entry point so I can use the marginal space for my own projects without paying for the space

    Cold Storage
    Industrial showroom (display/storage/furniture
    IOS - Industrial Outdoor storage (easiest to operate diverse beginners ..rental cashflow until something bigger and better)

    I'm taking your Beginner's Guide to CRE Investing course and have a question regarding Module 2, Lesson1: How to Evaluate a CRE Deal. I didn't see support contact info on the course pages, so I thought I'd post my question here in hopes of getting a response.
    You said that there's a 6-step process to evaluating a deal, but then say there are 5 aspects to consider (underwriting, weighing value-add vs. stabilized assets, understanding cash flow, digging into op expenses, and performing due diligence.) What's the sixth step?
    Then I was thinking that you meant that the 6 steps are underwriting (financial modeling spreadsheeets/calculating returns), performing market studies, researching the neighborhood, pulling comps w/ CRS data, finding OpEx comps, and performing due diligience. Is that right?
    Please provide some clarification. I want to make sure I'm getting this right.
