@@michaeltelson9798depends on the state if it needs to be registered or not and I’m guessing it being named a collective rather than a HOA might even be a work round of such a law even if there was one. A bit of a grey area as while unofficial HOAs are illegal, groups where you pay for membership are not e.g. a local kids football team or golf club, if the Collective doesn’t claim to be a HOA and doesn’t do the work associated with a HOA it’d be hard to claim it was an unofficial HOA On ops point all the other neighbours agreed to hand over the money and sign up, it wouldn’t stand up as theft in any court of law. If I signed a bit of paper saying I will give you $1000 and then give you a $1000 with no duress forcing me to do either, no court would say I was robbed or that you the person I gave $1000 to was a thief. Only hope is if someone kept those ‘city official’ letters as that would prove fraud and only providing said funds under false pretences

There should be mandatory structural requirements by local, state or Federal authorities, but there isn’t. As it states Euro’s as the means of payment this has to be in the EU. I am familiar with the basics of contract law and also that they cannot contradict local laws in certain aspects such as not allowing dogs over 10 kg. That may violate rules in the local government about regulating pets and then be unenforceable. These bad rules are referred to as “nonsense clauses”. Although you signed the contract those rules can be challenged as unenforceable or in violation of local or higher laws.

I used to work as the contracted foreman gardener for an HOA, but found many ways for the unfortunate members to break the stupid rules, mainly by getting people to commit actions on behalf of somebody else, then watching the ensuing chaos as written infractions didn't actually apply to those accused. The police are not there to enforce HOA rules. They are there to enforce the law. They also don't act as muscle when a bully wants you to do something.
In California the HOA must file in the county records a copy of their paperwork creating the HOA, and their Covenants, Conditions and Restrictions (CC&Rs) and these must be disclosed to the buyer during Escrow. Title insurance company will find them during escrow and pass the information to the escrow company, thus to the buyer during escrow and the name of tho HOA and recording information of the CC&Rs will be mentioned in the title insurance policy. Guess who used to work for a title insurance company....
What I would have done in a place of the homeowner in that last story would have been to say wait a minute to the fake cop and then I would have called the real police to inform them that there was someone impersonating a police officer on my front porch.
Story #1...I have a similar story, but I was the one that got screwed. Work on railroad tracks bisecting a section of a street was ongoing. I knew about the work but had not on the street for a few days. The driver in front of me was cruising along about 5 mph over the limit, so I was happily following along. Right before crossing the tracks, the guy in front of me cut sharply to the right and nearly went of the road. I assumed he was dodging an animal, slowed a bit, but did not steer nearly as sharply or as far as he had. Unfortunately, my tire went through the area with missing pavement that my predecessor had dodged. It was a VERY serious bump and I should have been going much slower (as the warning sign immediately before the construction had advised), but, alas...I was not. Did I mention I was on the way home from having my tires aligned? No...well, the $35 alignment job was ruined and my alignment was much worse than it was before having my car serviced. I went around the block, back to the service station, and related my tale of woe. Did the service station have pity on me? Nope...the guy just pointed to the fine print above where I signed the service ticket. The print that said the moment I left the shop, the alignment was not guaranteed, because road hazards are everywhere and are the responsibility of the driver of the vehicle. Another two hours of waiting and another $30 (he gave me a small 'break') and I went home via a different route.

I would say that Wisconsin potholes can rival the potholes of Michigan or anywhere else. I will concede the potholes in Michigan can be pretty nasty. The only other place that comes close is Chicago. I'm not bragging, potholes are nothing to be bragged about.

Anctual lawyer would have never signed such a "contract" and would know they would never have to. Also, if the president of the CoI had actually sent a fake contract to a debt collection agency, any lawyer would have smiled big and filed a civil suit against both the president of the CoI, all the Board Members, and the debt collection agency - as this would show up on the 3 major credit bureaus. Nothing was mentioned about that. These stories are all fake.

I remember a story where a bunch of tree cutting were trying to save their coworker's life by racing to the hospital after an accident with a blade and some self-righteous woman stopped them to feel accomplished. The guy died because of her.
