Karrm Brahmand, Karrm Panchtatva, Karrm Residency and other projects of Karrm Infrastructure weren't just a HOUSING SCAM, they were also a LOAN SCAM. Karrm builders used the Aadhar, PAN and other details of flat-buyers to fraudulently take "home loans" from Motilal Oswal and GIC Housing Finance, and get them disbursed, without that flat-buyers' knowledge. This impacted their CIBIL record and is currently preventing them from buying flats or availing bank loans for other purposes also.

Sir even when you file the suit
The court will first ask you to make payment to the banks / financial institutions
You can recover this from the sell / builder

Just pay off the loans first
Then file suit for mesne with NCLT for possession and the amount paid in loan
