Hi Pat, Letter of Administration is for persons who have properties that have died. Do you mean Letters of Possession for the Property? If you mean Letters of Possession, those are normally between $10,000 to $20,000.

Me and my Jamaican husband live in England and want to purchase land next to my mother in law. We both work so we can’t come to Jamaica for months. We could only stay 2-4 weeks. How long does an overseas person need to travel to Jamaica for in order to carry out the process of purchasing land from viewing it to getting surveyor and valuation and checking if there are any property taxes owed on the land to completing the purchase ?
Hi Cristallina, when purchasing land in Jamaica using CASH, the Sale can be completed in as little as 30 days. However, you do not have to be here in Jamaica to do this process. Once you have a good Attorney-at-Law, they will advice you accordingly. All you need to do is get the process started by choosing the property you want to purchase, making your Offer To Purchase it & getting your Offer Accepted.
What if me and a Real Estate agent went to look at a property and agreed to purchase it only to hear from my lawyer that the sales agreement include having squatters on the land whereas the land I looked at with the agent had no squatters on it. Private treaty. My lawyer told the other lawyer that we want a vacant land contract or no signing of the sales agreement. Fact is I already paid my 3% lawyer fee and also paid the 10 % of the land cost. Do real Estate agent bring people to see wrong location on purpose? Most of the property listed in century21 and remax are not the picture of the actually property.
Hello Cheeenique, just to clarify, Real Estate Agents do not bring persons to show them the wrong property. I am not sure what happened in your situation as I was not apart of it. If you were shown the wrong property, I would suggest clarifying this with your Agent as it was their duty to show you the correct property that, you wanted to see and purchase. As a member of the Real Estate Board Jamaica & the Realtors Association of Jamaica and the MLS; I can guarantee you that, we only feature the correct properties on our websites by Law as all of us get the same feed to all our websites. So, all the properties you see on one member website is on all the member websites and all websites are updated daily. However, each company has a responsibility & a duty to keep their properties entered onto the Member Website updated; so that, all websites therefore will be updated and correct. If you are having difficulties, I would suggest contacting the company you used directly - especially their management to get to the bottom of your issue and to see what went wrong in your situation.

Hello Jodian, I would suggest speaking with Attorney-at-Law. "Land Gifting" is practiced in Jamaica, however, I do believe you will still have to pay some fees associated with the Transfer Tax (which is 2% of the Value of the Land) and Stamp Duties ($5,000 Jamaican Dollars). Your Attorney-at-Law will be better able to guide you through the process & assist you with the paperwork.

I saw on another persons talking about the process of purchasing land. The person mentioned that you would pay a percentage of the selling price of the land and you wouldn’t have to pay the remaining balance until you receive the land title, is this true? In this video you mention that you pay the remaining balance in order to complete the sale and get the land register in your name
Hi Cristallina, as I stated in my video, you will have to pay the remaining amount due before the Title is transferred to you. Just like buying stuff in the store, they are not going to give you the items until you complete your payment.

Hi, you will have to check the Title for the property to make sure that it can be subdivided. Not all properties can be subdivided.
