    All government changes have not helped Landlords or Tenants in any way. They have simply driven up costs, massively in some cases, for Landlords who then increase rents to offset them.

    Clean and ready to move in lol. So many dumps rented privately and by the councils with mould and damp because there aren’t enough properties and private ones can then charge what they like and do nothing.

    It will be carried on by the winning party after the election. Now its ok saying 3 months late with rent, then under section 8, possession is granted. But that is an extra month with no rent to the landlord. Lastly, possession only granted by the county court, currently with massive backlogs, not happening any time soon

    I think UK Government must build Housing Socities & Building Apartments for its Citizen by taking money in installments 1st in deposit 5 % interest free then show them plot or flat then take monthly installments .when have 50% then give them possession after that handover on 100 % installments. For tenants, there must be 5 years rent review of 5 % instead of 12 months contract.

    No - student prs are now going to periodic . Only purpose built student blocks can keep ast’s

      Correct and the tenants can give you notice to leave one month before the 6 month period finishes.

    NONE of this legislation has come into Law yet, so NO, Rolling Tenancies are not coming in in October of this year!
    This legislation has not had Royal Assent!

    The biggest problem with pets is noise, from dogs AND cats, smell increasing cleaning cost significantly, defecation from cats in private gardens, and fleas.

      Far from it. We have provided homes often after being badgered and emotionally blackmailed, inundated with hopeful tenants calls, had the unpleasant task of turning the homeless away, had to provide homes up to standard and sometimes had places trashed. There are always two sides to any argument.

    Section 8 does not like Section 21 that gives possession. It awards eviction.

    Prs student rents are going to compensate by hiking rents by approx 13 % to remain indifferent . Student pays - they have no choice .
