Do You Need a Full Time RV Home Base Part 2 [Ep 36]

  • In this episode:
    We have discussions and actual footage of the construction phase of our Full Timer’s RV “Home Base” from start to finish. This will include the land grading/prep, road construction, RV covered parking area (and services for it electrical, water and septic), building area prep, office area plumbing prep, concrete slap prep and pouring, metal building materials delivery, window and doors placement and finally metal building construction.
    This project was 95% completed before the Covid pandemic lock down started so we were able to hunker down here until things get better. So glad we were not traveling when the country got locked down. Having a Full Time RV “Home Base” has turned out to be a great idea. Hopefully the experiences we have shared will help you if you decide that you also need to do the same thing and to successfully complete the project(s).

    You folks are doing exactly what we have been planning on doing. Purchase property in TN with a metal building on it that will serve as RV storage and a get away from FL .

    In as much as tornadoes or high winds are not uncommon in Tennessee, with your place on high ground especially, may I suggest that you consider having some heavy duty anchors installed near where you park the RV, for the purpose of attaching some tie-down straps to go over the rig to hold down the RV in high winds. Very similar to mobile home tie downs as the RV is also similar to a mobile home. Well actually is more of a MOBILE home. LOL

      The RV cover is bolted to 45 feet of cement on each side, it won't go anywhere (we've had 70mph sustained winds with no problems). The front of rig is facing west were 90% of our weater comes from and the rig does fine going down the road at 70 to 75 mph so no issues. Thanks for your thoughts.

    One thing I noticed that the concrete guys did not do was pull the wire up off the bottom of the base.
    When we had our concrete company we always had a guy with a hook pulling the wire to the middle of the slab thickness. That way it can to its job in case of cracks.
    There is also plastic risers you can use to set the wire in. That way it stays several inches off the bottom .

    Great looking place and nicely laid out! COVID has been awful for construction and permit delays for sure. I’m a dining director at college in FL and have been in temporary dining setup while they build our new facility for year now with a due date of sometime this summer. Considering last fall was the supposed to be our move in so we are needless to say ready for the new place lol. Count yourself lucky to be done for now. Great job on the video also! Take care

    Personally, my dream is complete with barn, septic and hookups. One in TN and maybe one close to the Gulf. Nice.

      @@BikersBywaysandHighways I’m not 100% sure if it helps with RVing but anything that helps protect the things you care about most is a good thing. It’s definitely a good product that brings a lot of piece of mind in protecting the things you love

    Very nice two-part video! Good content, topics, and enjoyed the added videos!
    We are looking to do something similar. Our insurance broker recommended a barndomium due to the lower cost of insurance. We currently live in Arkansas (your neighbor to the west) where there is also a great deal of beautiful land!
    Can you address the topic of insurance?
    Is the cost of insurance for the RV Homebase lower in your current living situation than when you owned a home?

      Glad you enjoyed the videos. Yes, insurance on our home base is much lower than when we had a house in a city! The property is in the county near a volunteer fire station. The building and the RV cover are all metal so it can't burn keeping the cost to insure down and it is not a full time home either. Our 5th wheel is an extension of our vehicles group insurance package.

    How much was the 40x30 slab if you don't mind me asking. They did a great job

      It was actually 40' x 42' plus the 6' x 30' garage door drive up pad. It was roughly $11,100. Note that price (Nov 2019) will be different depending on where/who does it for you.

    With all that property why in the world didn’t you make a pull-through for the RV?

      Good question. #1 it would have cost us much more to improve the land for a pull through, #2 we wanted to back the rig in so that we have a beautiful view from our garage patio deck and #3 we needed to leave some road frontage area for our retirement home we want to eventually build someday.

    Enjoyed your video. What was the cost of your buildings. I would think doing the metal was way cheaper than the wood, giving the price of wood

      Glad you like the video. Wood is high now vs 1.5 years ago. As shared in another reply below - All the improvement to the land, RV cover, running utilities and the building was roughly $68k. Keep in mind all the numbers can change depending where you build.

      No, it's not finished on the inside yet. Covid and escalating materials prices have caused us to wait until things improve before completing. Hopefully soon!!!

    Hey there Dan, I just made friends with you. I'm a part time RVer. I was looking for land in Kentucky. Do you have pro's and con's for Kentucky? I'm originally from Ohio but reside in California for now.

      Kentucky is also one of the States we like. I'm not an expert for that state but being a former Californian (3 times) I can tell you it is MUCH less expensive than California.

    Beautiful set up you have. I do have a question. You have 33 acres of land, what's the reason for being so close to the main road?

      The farther you are away from the road the more it costs you. You would have to make another road to your spot and the utilities (water, electric gas etc..) installed to your location from the main road are greater with each foot. Example it cost more to have it 200 feet way from road than 15 feet away. Hope this helps.

    Great video good content but I bet your looking at a cost of 2 to 4 hundreds thousand dollars not every body has much resources to get this base camp but there are a lot of rv's are also looking for land for base camp

      Glad you liked the video. Because of the location and good negotiating skills we did all this for under $180k. It would have been roughly 60% less if only on a couple acres. It could be 2 to 4 times as much depending on where in USA you did the same thing.

When I was watching I thought oh no that looks like more work than I though and must be more costly. Even if it costs a bit more, I’ll still have enough to build after I sell my house.       The size is 42' x 40' covered. 10' x 40' is the patio area facing east the rest is interior space. Hope that helps.

    Why wouldn't you build the shop big enough to put the RV in?
