    Just signed a one year lease in Juriquilla. Retired, with a modest monthly income, 815 fico and verified assets to cover the annual rent 30 times over, i figured it would be pretty easy to satisfy the poliza juridica. NOT!! They asked me to pay 12 mos rent in advance, told my agent the reason was i had so much $ that they thought i might buy a house and bail early. I said no and they came back w 3 mo deposit which i accepted, so you can negotiate with them.
    Mexico is different. Great content as usual, gracias Alex!

      I was in Guadalajara over the weekend, and that is my second time.. More and more I want to quit and move.. even if it is with a suitcase only.. Next trip, I plan to visit Ajijic.. I still have time to educate myself with your channel, thank you for being honest and thorough.. cheers

    Here in Vallarta since 2017 I've been so fortunate. This past June I signed another 2-year lease 6 months ahead of my December 2022 renewal, courtesy of my landlord. because the rates are going up, and it also helps being a hands-on tenant and taking care of the property.

    Im an american citizen bor in texas who was raised in reynos tamaulipas mex and chose to move to Florida thinking it be a good idea and after 5 years here im thinking i wanna go back with my wife and son she has never been to mexico and is exited but we have been scared since we dont know how it would work out income wise, but honestly we pay over 1095 rent not including utilities , and car insurance and other expenses and seeing some of your videos we are more and more decided to go , you information is so detailed and honest appreciate it !

    I'm halfway thru the video and these questions may be answered in the second half, but I want to ask before I forget: is it possible to pay multiple months of rent at one time, or do you find landlords prefer to get paid each month; is there any sort of prior rental history check that is done (like what is done in the US); are contracts usually only in Spanish or have you seen/heard of any in other languages (English preferably); do you need to give a 30 day notice at the end of your lease if you decide not to sign another contract; do rents usually go up at the end of a lease (when signing a new lease); and lastly, is there someone or some agency that can help foreigners with the legal aspects of the contract, so that we (non-Mexicans) can know exactly what we are agreeing to. I know these are a lot of questions and again, some may be answered in this video. But if not, if you could let me know AT YOUR CONVENIENCE (absolutely NO RUSH), I would truly appreciate it. Anothet great video as always! Ok, I'm back to watching now!

      I don't see why a landlord would mind getting multiple months of rent at once (although, I find that most want cash and that could be A LOT to withdraw 😅). If you decide to go this route, make sure you get a receipt from your landlord stating the months that you paid! In the video, I talk about the póliza jurídica which is the background check they do if you don't have a fiador. Contracts are usually in Spanish. In our contract, the landlord asked for two months notice. Our rent increased 3% annually for inflation.     I have been living in Isla Holbox, Mexico for 6 years and it’s near impossible to find anything here, you have to be here and know people, nothing really advertised online other than Facebook but that’s rare & the monthly rates are crazy for what you get! I could have a 3 bedroom house in Merida with swimming pool for the price of my one bedroom apartment here 😅

      When I got to Querétaro five years ago, everything was word of mouth! These days, there are more listings online, but I still recommend pounding the pavement and talking to everyone you can!

      My problem is I have two well behaved dogs - one is actually a P.V. street dog and she's been a gift - so glad I took the bus back and kept her - she yipped all the way home, but has been in heaven ever since. I'll likely need a house with a court yard perhaps a bit back into the barrios. First, I have to sell my big house - it's on the market in Phx. and over 7,000 sq ft.

    Hey Alex! So this is it! I am retiring in January! I will be in Mexico from Oct. to Nov. 26: CDMX (scouting more colonias), Michoacán (never been), GDL and Querétaro (haven't been to either since 2017). I'm planning to start the temporary residence process soon. Question to you: does Ivone provide her re-location services solely for Querétaro or also for other states/cities? Saludos!

    Is Apple Pay generally accepted in Guadalajara nowadays? I am afraid of spending so much on ATM fees because I can't have a debit card in Mexico due to stay length.

      Did you try Airbnb? Connecting with hosts there is the best bet for a rental of less than a year in Queretaro!

      It never hurts to ask! Overall, I find landlords in Mexico to be much more flexible than ones in the US.

    To be fair, 10K MXN will not get you very far on any major Mexican city unless you are okay with sharing an apartment.

      As stated in the video, the $10k is an apartado that individuals searching in a hot market need to be prepared to put down to put a hold on owners continuing to show it while the necessary paperwork is completed.
