    Thank you so much for making Akiyamart it has made looking for properties in Japan much easier for me. I could usually ONLY find properties that was millions of dollars which searching google. I found y’all on Instagram and have loved yall content since and hopefully by this time next year I’ll be living in Japan full time 🤞🏾👏🏾

    Akiyamart was great until it became a paid service. The exchange rate aud vs usd makes it ridiculously expensive.

    Were you guys able to get a bank account to receive rent? Most foreigners can't get bank accounts without a permanent resident card.

    Id love to hear their opinion on buying old houses rather than demolishing and building anew. It's not common to buy an over 50-year-old house in japan since the houses are mostly made of wood and we have a high earthquake rate. Its more common to demolish the house and build a new one before selling.

      I am thinking about buying a newer home so no renovation needed though more expensive. I understand if you buy a house before 1981, you’re only shingo proof #5(earthquake sensitivity), but anything after that is shingo #6 or #7. My question though is people renovate a home that was built before 1981, is it shingo #6 or #7 now or up to date earthquake wise?

      @@inquisitvem6723a house built in 1981 is already over 40 years old. I think you might need an inspector to come decide such a thing.

      @@Jpboundif a house older than 1981 is renovated like in 2024, I’m curious about how earthquake sensitive it is…would it qualify under #6 or #7? I guess like you said, an inspector would provide that.

      I’m also curious on materials used on newer homes….obviously has to be better wood or more concrete(?)

      @@inquisitvem6723 can't imagine how interior renovation would help at all for earthquake safety. I don't think there is much concrete at all in the house other than in the ground crawl space. The walls have no insulation all wood.

    love the site. shame selecting or hovering over property pics arent reflected on map. males it excruciatingly difficult to see where the property is. the most difficult part is the inability to connect with the agents looking after the properties, especially when many if not most ppl enquiring would not reside in Japan. the flaw is, when you try and email them, they need your phone to send a verification code to which obviously never comes.

    Did you hire Yoshi as a property manager or someone that will take in the mail bring in pacakges? or have someone schedule house cleaning? I don't mean property manager, like someone that spends a few hours per month on the house, assuming if this is not a long term rental. What does someone like Yoshi charge per month?

    Lovely house! May I ask how do I have to live ppl says there since it's akia, i saw that you actualy need to live there if it's in rural place. I was thinking to buy it for retirement. Thanks.

      You can't buy it for retirement. You only allow to stay up to 90 days. Otherwise work there or be a student , you can stay up to 4 years. Lastly or marry a Japanese citizen to live in japan permanently

      @@meowc5083 well yes if I have permament resident status for 5 years, so I wan't to know can I buy it now but will not live there at the moment, or it's a low that i need to live in that region in order to buy and own a house, or I can buy it a live in another place ?

      @@samepeople From what I heard, you don't need to live in Japan to buy a house. Only thing is, you wont be eligible for the same loan type as a permanent residence or a Japanese citizen. There are websites out there that offer consultation for the scenario you are describing.

      In rural Japan and if you try to buy from the local gov. akiya bank, they will ask you to live there and become part of the community, it's not as simple as it sounds.

      You can lease or rent it out when you’re not there. Personally, I wouldn’t live in the rural area due to emergencies.

    Can you make Instagram and your own pages. It's a wonderful house, but in general Japan is very bureaucratic and the authorities are tough, and Japan's location causes it to have big weather changes and also earthquakes. . In Japan, you can get very cheap abandoned houses for up to 300-5000 euros that require thorough repair or even rebuilding and in many cases the houses are already full of mold and they may have water damage as a result of many problems that are not visible on the surface. but you have to dismantle them completely and then you will see the truth. This is how my father, who owns several properties around the world, taught me. But good luck to you. You are both attractive guys. I hope for the best.

    It’s a way more cuz it’s only 1 hour from Tokyo and also because yall bought it reformed already ? You think this was a better deal than say saitama which is 40m to ikebukuro ?

    I had thought that only Japanese residents were able to register and insure a vehicle. That is not correct?

      No, you just need proof that you have somewhere to park it afaik, and since you don't need to be a resident to own a home, there you go.

      that's not even their biggest worry, 1971 predates any of the major structural regulation for earthquake safety, that thing is a ticking time bomb

      @@victorpng7554 if you want residency in Japan, that is a separate issue. Just because you buy a house doesn’t get you residency long term. You need to have a business visa or marry a Japanese woman or be sponsored by Japanese comoany by working there.

      @@victorpng7554You cannot get residency without a visa, and everything outside of a working visa, business management visa, or spousal visa do not contribute in any way to permanent residency eligibility. Owning a home =/= residency, you can own a home in Japan without having ever stepped foot in the country or not even being legally allowed to enter.

    I'm guessing they want to rent out this property because flipping houses is not a thing in Japan because house depreciate fast. If they charge $1,000 a month, it will take them at least 10 years before they can recover their investment.
