    My house sold in 2 weeks. The agent said they had 3 viewings : viewings meaning the people interested came to the house. The agent listed it put a sign on it and did a few hours of paper work. They got $14,000. This is pathetic.
    Why did I go to school for 4 years to get my job ? Why do I work so many hours for less money than these easy money sales people ?

      I met a person through contractual construction to do with houses. Apparently it takes them a lot of time to acquire certifications in order to help sell houses. They are definitely sales people just not sure how much snake oil they are selling.

      You have no idea how much work being a good realtor involves and the liability an agent has!!! 7 days a week non stop for most and many hours spent for nothing. You should have tried selling your place yourself then!

    There needs to be serious reform in how housing transactions are taking place in Canada. Removing the commission price fixing from realtors and implementing an transparent bidding system are the two first steps.

      i think the government should intervene and put a cap on the price. Agents have a corrupted mafia forcing commissions to remain higher and similar from each other. If price double in 5 years their pay also double makes no sense.

    only a matter of time before commissions come down. you should get paid based on the value you add in the home buying process. The fact that some agents are getting $10-20k payout for 1 transaction is insane. Even if they worked 50 hours on that transaction (unlikely), that's a rate of $200-$400 per hour! Dont pay an agent more than 1%, or flat $5k to help you buy a home

      The commission depends on how much the home sold, that was never an issue in healthy real estate market days, the consumer is sick the government is sick, private investors and private sellers have seized on the suckers naturally things are overvalued and commission is grossly high, to prevent it just pay what is worth or go somewhere cheap, consumers brought this on themselves.

      seller usually pays commission. Buyer pays $0 and buyers agent takes on expenses for vehicle, inconvenience of being on call 24/7, and uncertainty. not every buyer actually “buys” believe it or not. theres a lot of months in between “I want to buy a house” and actually get keys. I do understand how easy it looks from the outside looking in, but i promise you in a majority of cases the agent put in a lot of unseen hours

      You can get on MLS for 1k with a discount broker...offer 2 to 2.5 % ..to buyers agent...take the offer to any RE lawyer...and u r ahead of the game

    I've sold all my homes by myself - it took nothing except a lawyer to write up the contract and oversee any revisions. Cost me about $1000 the first time and then a few hundreds bucks each time after that since I was able to use the same contract over and over. Stop wasting your money on a realtor that took a 2-week course ... might be a bit longer now.

      @@kuruptzZz No the commission is high cause in many cases it's 5% of the selling price. Five percent is too much for what they do and the value they add.
      Which is why realtors wanna drop the price for a quick sale, so they get paid 5% faster. On a $400,000 house that's $20,000. If they work their butt off to get you $440,000 that's only a $2,000 increase in their commission, so basically they're working harder for a measly two grand.

      It's because the arrangement, including in Canada, sets the final price the seller has to pay for realtor fees regardless of what the buyer does. Without that involvement, there's no incentive for the buyer to push for competitive pricing on fees.
      For example, seller sets a price that includes a 3% commission, to be split with the buyer's agent as applicable. That contract will protect the selling agent to receive a minimum of 50% of the commission to a maximum of 100% if the buyer doesn't use an agent. If the seller does push realtor fees, they can only work the selling side of the equation, which means they have to pay whatever the buyer signed up to for realtor fees out of the final price. Meanwhile, the buyer has no reason to even look at their realtor costs, only the quality of service they imaginentheir realtor will provide because they'll ultimately pay the same regardless.
      The implication of the case is that only actual fees are paid, likely with the buyer's realtor fees being excluded from the home price. In principle, this have both parties working to get the best value on fees. By taking buyer's fees out of the seller's responsibility, it will also remove the possibility of the selling agent increasing their own take when the buyer goes with a lower fee (or no) realtor.

    I bought my first house in 1994 and I have negotiated every commission I have ever paid to the realtor. If they refused to negotiate which only happened 2x I just said “ok, thank you very much” and moved to the next one. In tough down markets realtors had to work tough so I didn’t negotiate to tough with them. but with recent markets of bidding wars there is no way an agent is worth the full commission

    With home prices nowaday 3% commission is thief. You can negotiate with your realtor. Or sell your house directly. I sold a condo once in L.A. with an agent that charged 0.5%. He was selling none stop and still making a lot of cash.

    We’ll really it’s the lawyer that has the liability. Rates for realtors were kinda set when housing prices were just a tad lower. I understand so we’re expenses and cost of living but when your talking numbers like we have now it gets ridiculous and not justifiable. So either the agents or lawyers need to go. It’s just to expensive. There is nothing else that has these massive costs to purchase something

    I sold my own home years ago.
    Theres literally nothing to it if you have the slightest clue on writing up a contract. Realtors do nothing.
    Find a broker that will list you on MLS, offer a 2% commission if a realtor brings a client. 0 commission if its completely private. The lawyers basically do the rest other then making the initial contract.

    Buyer agent also benefits from higher sale price- how does that make sense?
    should be inverse commission (formula tbd) for buyer agent- to incentivize them to negotiate the best deal for their client.
    We need a wave of “BOUGHT BELOW ASKING” signs to promote buyer agents. Why is only this SOLD OVER ASK the only promotion we see from this profession??? We know why.

    Fees are already being cut in Ontario since lawsuit many listings are overing 1% to 1.5% to buyers agent instead of 2.5%.

    Your stat says people "believe" there is no affordable housing. That doesn't shed much light on the subject. Eliminate carbon tax, reduce/eliminate land transfer tax (why do we have to pay tax every time we sell on the same item??), increase incentives for builders, increase funding for technical schools, reduce immigration until this is completed. Why is immigration at highest levels ever? Highest per capita in world in fact. It's ridiculous.

    Just negotiate for yourself with a realtor.. we approached a few and found a guy who was willing to take only 1% on the sale of our place (buying realtor got 2%). But we also agreed to use him to buy our larger home and get his full 2.5% from the sellers...
    Especially now when there is 10k home sales a month and 77k realtors in Ontario, you can negotiate if they want to make some money.. we have the upper hand, just keep asking until ya get one
    Saved us about $12k (which was almost enough to pay for our land transfer tax bill)...

    The lawsuit in the states holds no ground at least in Ontario, I’m not sure of the other provinces. Ontario is covered because of how OREA policy is structured it states there is no collusion and holds brokerages responsible for saying there is a “standard” commission rate. As someone here mentioned they negotiated commission every time they used a realtor. Commissions in Ontario are negotiable and not a set rate. structure in my agreements if it sells for x amount I get x% commission if not I get x% commission. If I pay for staging ($3-$8k out of pocket) commission will be x%. It’s the realtors who spread false information and say commission is non negotiable that are the problem in Ontario. Its individual realtors and brokerages that can be sued in Ontario, not OREA or CREA because they have the proper legislation in place. The US after that lawsuit is actually adopting a commission agreement similar to ours.

    Sellers in Canada already do set the buyer agent commission rate. Sellers already negotiate with their listing agent on the buyer commission, also this commission is always open to be renegotiated during the offer process.
    If sellers don’t know this, then they need read their listing agreement more carefully and also find another listing agent who is doing their jobs in disclosing all the important information.

    Real estate is a total scam. I'm now on my 6th house, so I've been through this a bit. I remember back in 2000 when we bought our first in Regina (1,100 sqft bungalow, cres within a cres...high desirability) for $86,000 (!). We paid no commission as the buyer, and the agent got 2.5% (5%, split 2 ways...I still have the paperwork). So, he made $2,150, as did the buyer agent. He showed us 7 or 8 houses as I recall. I have no qualms about that amount for what he did, and the fact he needs to be available 7 days a week...not a job I want. We sold in 2008 for $245,000 (ridiculous inflation of the housing market), bought a brand new 1,400 sqft bungalow for $305,000. So we are selling, now we have to pay the commission. The agents now received $12,250...for doing exactly the same amount of work. I've paid upwards of $16,000 in the last 10 years to realtors...for what? They sell 20 houses in a year, that's a cool $160k each...and that's here. They are CLEARLY colluding as they all know each other (especially in smaller centres), and the rates really cannot be negotiated. With the sheer number of realtors out there there should be cutthroat rates, if this truly were a competitive market...yet the rates stay the same. It's no wonder some of the slimiest people I know that barely made it through high school jumped on board! I hope they lose and lose big.

    It might have implications, but like all professional organizations in Canada, they will fight tooth and nail to keep the status quo for those who use their services.     I can explain in layman’s terms using Arby’s the restaurant as an example. You just got off work you really worked hard for that money but your hungry you see off in the distance a sign saying you can get two gigantic roast beef sandwiches with cheese & onion rings on them for $11 you think to yourself that sounds like a good deal. But you were craving a simple roast beef with cheese & Arby’s sauce you get to the counter you discuss with the suave cool kid behind the register your plight he recommends getting you what you would like but you realized you paid double instead of that deal. You sit down eat & regret your purchase with buyers remorse. That’s the realization that the realtor stole from you & he did it legally.

    Its all good when the price of my home goes up 4x in 10 years but I cant pay 10,000$ in commission fees. People are crying about the wrong problems. Everyone here in the comment section is miseducated and thinks the brokers are the reason for home
    inflation. You need to go and understand the real causes and the awnser is the real estate ponzi system. I promise you if there were no transparent brokerage system, prices and fraud would be much higher. And about the transparent bidding system, you would get outbid every single time by the richer guy.
