    I very much agree your analysis why 60% of middle-class is unhappy ,they are the long term savers in earlier savings based economy ,,govt is converting savers into spenders by giving incentives in tax to spend ,this is not good in the long term ,unless the salaries grow in proportion to the growth of g d p ,

    I used to be a Modi voter until now but not any more. No, no opposition made me change my mind, i have a brain. This wealth confiscation regime will finish me, they are on a mission to make me stuck as a middle class so that I become poor in 10 years by inflation. This JNU "educated" FM doesn't know the difference between speculation in f n o and buying and selling stocks in cash market. Brilliant budget.

      ₹1000 DA raise p.m. you get ₹12000 per year for which you will be taxed . ZBut you are buying the same things with increased cost & pay more tax

      @@krishnasamynarayanan9016 Actually I think Govt employees are over payed and their salaries should not be raised at all. Sorry to offend you but think about the logic, first they overpay and then they collect taxes, and in order to maintain this collection they employ more over payed government tax guys. Govt employees paying taxes is like giving money from one hand and taking it from the other with half wasted in between. Govt employees paying taxes isn't any net positive, taxes collected from private sector is net positive. Government is a ponzy scheme.

      Don't panic. There are still ways to save capital gains on sale of property. You can buy certain tax-free bonds under Section 54, to offset the capital gains upto 50 lakhs. Only issue is, you have to hold the bond for 5 years. So, you can start now.
      In fact, people would have to start planning on financial needs 5 years in advance. And we should explore option of taking loan with that bond as collateral. Then you would have some liquidity.

      @@rajx7120 I know U r talking about. 54EC bonds, the coupon rate is terrible and it has a lock in period of 8 years and the coupon payment is taxable. You are losing money on inflation and whatever nominal gains u get you get taxed again. Wealth confiscation. Only way is if you buy another property after selling the first. Then u can offset.

    My point is, instead of tax on declared income, tax on financial transactions should be increased. Those who dodge the tax net, cannot escape the transaction tax, because they will spend their income somewhere - for weddings, buying gold & clothes, vehicles, property, on eating at 3 & 5 star restaurants, travelling etc.
    Just as there are income slabs, similarly cities, towns & villages must form the basis of the rate at which one is taxed. There should be slabs for that too. The cost of living in Mumbai is much higher than that in a village. It is unfair to demand that the tax be paid at the same rate for 2 people living in different geographical demographies. This must change.

      If a transaction tax is introduced, the immediate effect would be that both buyers and sellers will start dealing in under-the-table cash transactions. Since both parties benefit from evading the transaction tax, it is the most likely scenario. So a transaction tax will cause the tax net to reduce rather than increase, with the added negatives of re-introducing a cash economy.

    Whatever said and done Cost of inflation must be considered to compute the current value of the property. Playing with tax rate for justifying the removal of indexation is politics.

      @@LeeNaidoo-hm9xf actually 80% of my graduation classmates are wells titled in Europe by now, they do face some problems, but Together they can deal with it.
      Here I lost my neighbour to hit and run case, and people are hopeless for justice here.
      Lost my grandpa to hate crime by a Muslim, today he is freely roaming the streets.
      I stay in Mumbai and it’s getting worse with more and more population explosion , I tried to settle in other cities and I cannot. .
      Most cousins are moving out only. I have investments here…. So I can return whenever I want to.
      But meanwhile I think I should work where I am valued more. I should work where my children get better air quality…. & safety.

      It’s sad that these things happened to you. I think it’s just fate, there’s no guarantee you won’t get mugged in Europe, chances are higher that you will lose even your passport or wallet. Muslims are taking over Europe as well as UK and you can’t say you will avoid crime by leaving India.

    Best wishes for a happy birthday for Sri Shree Iyer.
    As rightly said by Shri Sriram Seshadri driving the people to spending economy from saving economy is wrong. Even RBI cautioned that savings are going down. Whatever new saving products are introduced by banks, savings are not going to go up with interest rates being just 8./. or even lesser than that. Middle class has got a raw deal. Why not change the slab rates beyond Rs. 30 lakhs. Why should billionaires and the middle classes pay the same rates of tax. Nothing in the budget for the salaried class except increasing the standard deduction. Pensioners like me suffer. Fiscal deficit and infrastructure view is not going to help the middle class.

    We live in Delhi , our RWA monthly maintenance charge is about 8000 pm . My parents on the other hand live in village in Bihar and their overall living expanses is hardly 10th pm, all included ( food, electricity bill, mobile recharge , health care etc).
    More than 90% of families in our society are loaned but not even a single in our village .

    Good points... Too long for me... Some bouncers too.
    Is this really pure, fair economy talk ? Probably not... Why?
    My points to FM and Sriramji...
    India driven by vote bank politics and freeloader policies will be set on civil war if...
    1) We make tax filing (not paying) mandatory for everyone
    2) We tax agricultural income
    3) We tax minority institutions
    4) We tax the street vendors making lakhs tax free money on public space
    5) We tax people and businesses using roads and sidewalks for parking parking
    6) We dont give license to businesses if they dont show parking space
    7) We tax MLAs and MPs... and stop all their perks of VIPs. We all know how much they drain our nation
    8) Stop all freebies
    9) Stop BPL after availing it for 10 years. It cant be infinite... Right?
    10) Finally... If we stop reservations
    I have no hope these issues will get resolved in next 100 years and India will ever be a fair country
    I don't think our politicians will ever let go of making money off temples, building public utilities in temple land and selling off hindu assets.
    Stopping cheap, harmful plastics is not in our agenda.
    Regulation on Healthcare costs are ignored. Health insurance cost is also unregulated. Housing is not regulated. There are individuals owning 100s of houses and some individuals having 15 acre plus lands. No land laws apply to them? What happened to the land ceiling act?

    Sriram Sir, i have dealt with many LTCG on property sale in my career. In my experience after backing off indexation the effective tax is in the average will work out to 10% assuming you dont invest in new property. Govt surely has this data based on ITRs they have received over years. So they increased it to 12.5% a 25% increase in effective rate. This is really a bad move not warranted. I dont know why this FM is targeting capital gains. Earlier she brought that if you reinvesr two fresh property you are eligible for reduction on only one property for calculating LTCG. All this looks like targeting aspirational middle class. Like she brought old regime and new regime options for taxation, she could have given option for the assesee to adopt based on which is beneficial. What is very bad in budget is every year there is a surprise. There is no consistancy. This annual changes is really problamatic to individuals in their financial planning. I dont know why you havent talked about max personal taxation rate at 30% while for companies it is 25%. Where is equity in this? Why Gold duty is reduced drastically when common man's taxation rate is given some tokenist doles. Quit strange. There is going to be huge import of gold into country now. Sooner it will be next to oil draining more forex. This is only a bad and ugly budget. There is nothing good about it. Modi is reaching his lowest popularity rating.

    Sir can u approach govt to prevail upon donot convert rich to poor. Altready so many damage has been done to the salary, senior citizens, urban traders.
    Can there be any logic for abolishing cost of inflation index. Whether govt is not increasing circle rates of immovable property every year. Even property tax charged. What govt is providing in procuring any property to middle and persons having 15 Lakh p a income

    Given the politics on Agriculture and chances of sabotage by oppn , Govt should have as a first step encouraged voluntary payment of agricultural tax from rich farmers above 1 crore say at 2%. Surely some will respond and gradually this will be an acceptable norm.

    For an argument sake lets assume removing indexation benefits 85%, what about those 15%, please note this is not a few thousand rupees, the additional tax due to this is in lakhs. For example, I have to pay 4.5L instead of 50k for sale of my property. People who sell their property due to emergency, distress sale are the worst hit. Even if a step affects one person, there should be some relief given. To say, overall its a good move is not correct. Why cant u comeup with something thats win-win for everyone? For example, government could've have said for properties purchased before the budget date, people can chose either with indexation or without indexation... Or something better. Why should I suffer for someone's benefits? Am already paying huge taxes....

    Dear Sriram, As I want to collaborate with you on temple movement and other sanatani agenda, I am holding back my comments on this budget. My humble opinion is that all those who are working on Sanatani Agendas, should liberate their souls from all political compulsions/dharma shankat. In fact, there is no dharma shankat to speak truth. I always remember a few lines from a Poem "The Character of a Happy Life - the first line starts with "How Happy is he born and Taught - The Life that Serveth Not Another's Will". I wish, the Sanatanis achieve that kind of Liberation to pursue our arduous path of saving this civilisation. All these developments; Vikas, Viswas are bogus. This will not come to our help when some one is coming to do Sar Tan Se Juda.

    I have slightly different of opinion on LTCG.
    12.5% on LTCG on sale of securities could have avoided. Of late all youngsters have also started investing in stock exchange, is it not a discouragement ?
    I personally sold a property just last year, with removal of indexation I would have paid much higher taxes.
    Also with removal of indexation, the sec 54 for reinvestment value is really doubled which is a disadvantage is my opinion.

    Since Gold Price has reduced, the Sovereign Gold Bond which was to be returned, people who purchased has lost.

    The Coimbatore corporation's act on spending for tea to the cost of Rs 27 Lakhs for a fire fighting demo ; it reminds me a scene from an old tamil film in which the accountant of a circus company write a huge amount in the company 's account bok for feeding the elephant with Halwa!

    Idexation is a mechanism to take care of inflation so that taxation gets moderated. Removing them in one year, will definitely not an acceptable practice. Like new taxation slabs, people should be gradually moved into the system. Arrogance can break the good work done so far

    My few cents:
    PT#1. This Post election Budget is of no value for me...because the Budget planning has already been done before the elections you can call it as INTERIM BUDGET.
    PT#2. The Budget is of 48 L crores. ~24 Lakh - GST - Indirect Tax (which is completely governed by GST council); ~8 Lakh - Direct Tax; ~16 Lakh is the Borrowing. Hence the Debt to Income GDP is around 49% (50% is the Threshold standard and danger mark).
    PT#3. This pudget post elections is only an Annual statement of Account. This is just an Allocation statement. Government is forced to allocate 75 billion dollars on DEFENCE because the previous 70 years khnagresh was sleeping. ( I would leave you to convert this into So Many Lakh Crores)
    PT#4. I agree with the CBDT directors disclosure stating that 2/3rds of IT payers have come to NEW TAX REGIME. In my own team of around 27-30 people,, most of them, definitely around 7/10 have shifted to the NEW TAX REGIME!! Hence according to me that statement is Absolutely correct!
    One thing I completely agree with Sreeram sir is Government should encourage Savings....India is functioning on Savings Economy. Nirmala madam is completely oblivious of this concept. THIS LADY is going to TOPPLE MODI...Take it from me!! 😅😅😅
    Govt should reduce the tax burden for atleast savings account in banks OR Post office savings account incomes. I would like this government to give tax benefit on Savings Account Incomes from Banks (atleast 50% of the tax should be waived). Currently whatever they give like 10000rs exemption is peanuts!
    Middle Class man like me has been completely Left Out!!

    If your indexation is not required give choice to the people to choose alternate to for the person who has to pay cpaital gains tax.
