I took the exam in Washington yesterday 11/1/2023 the questions that was in the exam was asking: in Tenancy in common if no fractions in interest is noted what doesn’t that make? Two of the answers were joint tenancy or pressure to hold equal shares. Am glad I answered correctly because I wasn’t sure. I missed only by one question to pass the national. I passed the stat part.
Exam sample question #4. 3 joint tenants, one Convey ownership to a friend. 1&2 remain joint tenants the new 3rd is tenants in common. What percentage of ownership do the all have 33.33% or can the make 40%, 40%, 20%?
Two friends are JT One wants out other wont sign to sell. How does the one who wants to sell or get a buyout from the other do it. How long will it take
There is a question that has not been addressed. What if a deed does not have "with survivorship right" language. It just says "...as joint tenants". What will happen with the ownership upon one joint tenant deaf?
depending on the state, im in virginia and virginia says the deed has to say joint tenants with rights of survivorship. without making that complete statement you don't have survivorship.
"Three people were concurrent owners of a parcel of real estate. When one of the owners died, the interest became part of the deceased's estate. The deceased was: A tenant in common! I got that wrong! I thought it was a joint tenant? Is it common because he died?

can you reverse a deed that was Titled undivided 50% interest as Tenants in commom? when the spouse already died ?
