Thank you for compiling this information- These changes to the current Oregon tenant laws are fairly extreme. It appears our elected officials view tenants as children, unable to be held accountable. I have personally struggled and been late on rent. Had i had the court system delaying my evection, it wouldn't have helped me. It would've caused me to make more reckless financial decisions. Delaying evictions for non payment causes damage to the rental market. Long term, fewer Oregonians will be incentivized to become landlords, and fewer units will be available. intrests rates keep buying unaforable. These laws are made out of emotion and hurt the very people they were made to protect.
As much as I want to believe that tenants have Rights. I had a solid case of retaliation and discrimination with a landlord who had clearly altered the lease, forged my signature and then he proceeded to self help evict me and then sue me. I never paid rent late once in the over three years, I lived in that rental. I took my case to court when he sued me he admitted in court that he had violated the law. He had come onto my property. Without notice he had entered my property. Without notice he had broken multiple laws he even admitted in court, and the judge did it know the laws well enough to protect me and I ended up having to pay him $10,000 for damages. I wasn’t responsible for like I had to pay for the entire painting of the house including ceilings. I had to replace and pay for complete new flooring in the whole entire place, there was no damage beyond normal wear and tear, the home was 70 years old. The judge not informed on what the laws were whatsoever. I’ve never experienced something where somebody admits in court that they broke the law and violated my rights and the judge sided with them. She actually told me to be quiet, so that she could listen to their side of the case she never once looked at one single piece of my evidence. The system is designed to protect landlords and rich people and people who are renters and don’t have money are going to lose because I know the law I come from a family of lawyers I knew exactly what I was doing and I was well prepared and I lost.

Okay what if you had a oral agreement with the tenant that's on the lease like my boyfriend I paid half the rent for 4 months I have a key fob but left my new apartment door key inside the apartment cause it was so new I havent yet got a chance to put it on my keychain well he unexpectedly died last week and now the management is not letting me get any of my belongings and has treated me with the up most disrespect I'm now not aloud in the property my name was on the mailbox I got a lot of mail there multiple packages and still been getting packages there that there not letting me get what should I do
