Fascinating, I did a similar project in France about thirty years ago. I paid £11,000 including taxes for a 2 bed detached stone cottage. Another £23000 doing it up. I think prices have rocketed since then. Cant wait to see your place finished

That's what I thought as well. Even 50k for a zero-demand property in this condition is still steep. Resale value is unclear as well, so... I do like it, but damn...
really very expensive, but that is since the byer is a foreigner , if it was a local person the price should be around 30 - 40000 since nobody want to buy a house in that miserable shape, nice job who fixed the house , but only foreign people will do that.

Hi Nate, Listening to your radio interview today on R5Live. I followed the same pathway 5 years ago. Built a campervan from a Peugeot Boxer, toured around UK then France & Spain. Blown away by Spain in the Valencia/Murcia region inland from Alicante. Saw an off-grid property for renovation in rustic land on the side of a mountain surrounded by pine forest which hadn't been lived in for maybe 10 years. Been here 4 years living & renovating. Spend plenty of time now watching the squirrels & eagles. Loved your video and a fair representation. Buying this type of property in Spain brings a whole new perspective on living, quality of life and what is important. Thanks for taking the time to explain the process.

I also watched your renovation video and that was really good, I was a bit stressed at parts where you damaged some structural areas but you probably have thought them thoroughly. This is one of my plan B's (maybe in Geyikbayırı/Antalya/Turkey; also a rockclimbing and highline festival area) but in addition to the house price I'm also worried about renovation costs, is it possible maybe you make an addition video about that also? That is a beautiful place, thanks for the info. Agree, a property like that, especially with that view will cost over a million in the UK. So roughly, less than 100k got you all that, where I live, that wouldn't even pay for a flat. A normal 3 bedroom costs average 280k so very cheap and beautiful properties in the Spain.
Appreciate hearing about your experience of buying in detail. (Watch out for the letter X - your bank is pronounced with an SH sound there ;) Most locals say NEE-AY for NIE, too.) I was surprised to hear that the seller can owe you your 'earnest money' ten percent back double. I've heard of deals that go south when the seller tries to fudge the price to dodge taxes and the buyer is stuck between something illegal or losing their money down. Sounds like a good lawyer is worth the investment.

If you look at house prices in Europe at the moment (especially if you compare with the UK), he is getting a house which I would say is worth about 5 - 10 times what he has spent - in terms of quality of location, architecture, fittings, to get something comparable which is already on the market. Amazing achievement and brilliant investment.

£80k was definitely a surprise. The end result is definitely worth it but not sure I would have been brave enough to take the plunge for a a shell in that condition.

I follow a couple on YT. They live in Spain and are into Vetiver Grass. They installed it on terraces to prevent erosion or hill slides. Animals also snack on it. Especially horses. You could look up videos “Vetiver Spain”
Have to assume that the 90K Euro to get it was matched by at least another 90K in materials to renovate. I mean, I assume that massive glass wall/door was 10K.

Regarding the renovation: How difficult will it be to find craft men in this seemingly isolated town? what kind of rebuild budget are you setting aside and scale of the work? And in relation to your property, how isolated are you? This is in my plans and I have been able to acquire Spanish citizenship, so I hoping that this will make my transfer easier in the next couple of years, prior to my move. Thank you
Spanish/ EU citizenship will make life easier for sure. The village is not very isolated in reality - just looks it. The main road is not far away which connects Barcelona to Andorra. There are plenty of construction firms out here.

100,000 Euros for all that? sounds about right for todays market... now with it all done it must be 4 Times that. just like my little place, I paid $10,200.00 in 2012 and now its worth 4 times that amount. Good investment Nate! did you have to go through a estate agent at all when you were looking?

As an American you would have to get a visa to be in Spain. It's a little different but can be done. After 5 years of living here you can then apply for permanent residency

Catalunya's villages are full of old abandoned properties. 3rdRock and other sponsors is mostly gear-based for mentions. I make money through business and marketing consulting, youtube ad rev, ebooks, sick climbing hang-boards, affiliate deals/linking more or less in that order. Having fingers in a few pies reduces my dependancy on a single area and means I can maintain a nomadic remote existence.

Thank you Nate. Wonderful information. I wish to move and buy farmhouse. Will convert it, by the time to bed and breakfast with animals and orchard, Will rent to scandinavian and Russian people. I do have contact to those people. But until i retire, I will rent it to my colleges her i denmark. But about system...as you said it is not effective like we do have in Denmark. another concern is that get bad neighbours . Wish to buy old house in mountains but not far away from cities or some facilities like shops, hospital.
We have been dreaming about property in Andalucia but have heard horror storys of limitations on building and renovating from the local county officers. Do you have to have plans by architects, engineers, electricians, plumbers etc to get approved or is this depending on the area? Really looking forward to the build series!
For major works architect is required for planning. Not super cheap but my planning was done over summer which was fast and allowed the project to move ahead. Worth it!
How does Brexit change things, if it does? Do you need an eu passport, or can you get one now that you are a resident living in your own properly in Spain?

@Al Pesto "It won't really change much for Brits". You don't really understand EU citizenship do you, or the implications of a no deal Brexit on the rights of Brits living in Europe. You also clearly do not understand the democratic deficits inherent in all political constructs. The EU isn't perfect - but being a part of it was far preferable for the UK than this shit show we're about to embrace. Even the best possible Brexit deal will have a significant economic impact over the long term.

It could have been done in a month but spent time getting extra info on land and permissions. In hindsight it was not necessary but it was good to be confident and if there was an issue it would have been good to know. It helped.it was a single owner not several members of a family. Also he was keen to sell

2:20 might seem cheaper to rent in Spain compared to prices in other countries, but try renting with a salary from Spain...
tax in Catalunya is roughly 10% of the paid price, then add the notary taxes (under 1k or so).

Just come across your channel, can’t wait to see the renovation process. I would suggest hooking up a decent hoover to your power tools to help with the dust, especially when chasing walls and floors. Beautiful location and good luck with the it all. 👍
wow thank you for all the details! It did cross my mind to ask about costs and process as well. next year, hopefully, we'll travel to portugal from the US and maybe someday buy a place over there.

£80k was definitely a surprise. The end result is definitely worth it but not sure I would have been brave enough to take the plunge for a a shell in that condition.

How did you learn all the different trades and skills: carpentry, electrics, plumbing, heating systems, plastering, tiling, roofing etc.? Did you have a career in construction?

Thanks Joe. I learned as I went. I am not bad on the practical side of things and have done some DIY stuff before (vans etc).
I follow a couple on YT. They live in Spain and are into Vetiver Grass. They installed it on terraces to prevent erosion or hill slides. Animals also snack on it. Especially horses. You could look up videos “Vetiver Spain”

Have to assume that the 90K Euro to get it was matched by at least another 90K in materials to renovate. I mean, I assume that massive glass wall/door was 10K.
Big glass was 4k. Materials for build about 55k

Regarding the renovation: How difficult will it be to find craft men in this seemingly isolated town? what kind of rebuild budget are you setting aside and scale of the work? And in relation to your property, how isolated are you? This is in my plans and I have been able to acquire Spanish citizenship, so I hoping that this will make my transfer easier in the next couple of years, prior to my move. Thank you
Spanish/ EU citizenship will make life easier for sure. The village is not very isolated in reality - just looks it. The main road is not far away which connects Barcelona to Andorra. There are plenty of construction firms out here.

100,000 Euros for all that? sounds about right for todays market... now with it all done it must be 4 Times that. just like my little place, I paid $10,200.00 in 2012 and now its worth 4 times that amount. Good investment Nate! did you have to go through a estate agent at all when you were looking?

Erm not sure, must be Americans renting and hanging phone contacts in Spain so should be possible
As an American you would have to get a visa to be in Spain. It's a little different but can be done. After 5 years of living here you can then apply for permanent residency

Catalunya's villages are full of old abandoned properties. 3rdRock and other sponsors is mostly gear-based for mentions. I make money through business and marketing consulting, youtube ad rev, ebooks, sick climbing hang-boards, affiliate deals/linking more or less in that order. Having fingers in a few pies reduces my dependancy on a single area and means I can maintain a nomadic remote existence.

I do have contact to those people. But until i retire, I will rent it to my colleges her i denmark. But about system...as you said it is not effective like we do have in Denmark. another concern is that get bad neighbours . Wish to buy old house in mountains but not far away from cities or some facilities like shops, hospital.
We have been dreaming about property in Andalucia but have heard horror storys of limitations on building and renovating from the local county officers. Do you have to have plans by architects, engineers, electricians, plumbers etc to get approved or is this depending on the area? Really looking forward to the build series!
For major works architect is required for planning. Not super cheap but my planning was done over summer which was fast and allowed the project to move ahead. Worth it!
How does Brexit change things, if it does? Do you need an eu passport, or can you get one now that you are a resident living in your own properly in Spain?

You don't really understand EU citizenship do you, or the implications of a no deal Brexit on the rights of Brits living in Europe.
You also clearly do not understand the democratic deficits inherent in all political constructs. The EU isn't perfect - but being a part of it was far preferable for the UK than this shit show we're about to embrace.
Even the best possible Brexit deal will have a significant economic impact over the long term.

It could have been done in a month but spent time getting extra info on land and permissions. In hindsight it was not necessary but it was good to be confident and if there was an issue it would have been good to know.
