    There’s a lot of times that I say ‘I’ and ‘we’ in this video, but reality is that my Dad did most of the work!
    Also, did anyone notice the point in which I said “2 paints of coat” 😂

      Yes, I did'narf larf at two paints of coat 😂😂😂😂.
      Thoroughly enjoyed watching this vid Justin, now I have finished doing any more refurbs . . . But you have to remember there is a certain order in which to do the work:-
      1. Sort all plumbing first, cos if there are any disasters, you wont want to ruin any new purchases (like carpet, as you mentioned).
      2. Ceilings come before walls, as again doing this after painting there may well be a lot of dust.
      3. Then start at the rear (or upstairs if it's a house) and work your way down and out the front door ... when bringing in or out any appliances or furniture, you will not want to scratch or knock the new stuff.
      4. Bring in your Dad ‼️😂😂 and look for bargains in all the usual shops - TravPerks, Toolstn, Screwfix and B+Q and any other shops 👍👍💯
      I hope you enjoyed painting those kit-cupb'ds this time around, since you found it such a faff when you did your flat b4 you moved. Hope your new house is now finished and looks the biz 👍👍💯💯

    Fantastic video, I really enjoyed it Justin. Looks like a Barratt built property with usual shoddy work; corners cut and pennies pinched! Replacing the living room plaster boards and bathroom flooring/boards were very good and proper. Additionally I recommend a waterproof membrane under the bathroom flooring so inevitable wetness is managed and not allowed to damage the fabric of your property. I'd say cost wise, you've done very well man👍

    Would you say having skills like being able to hang doors, skirting, stud work, kitchen fitting is beneficial if you’re getting into property ? Or better to be outsourced ?

      Definitely beneficial, but the quicker you can outsource this, and factor the costs of paying a builder to do the works, the better. Because then you can focus on finding more properties, and getting the money to buy them :D

    I love what you did with this 1 bed flat for 7,000 GBP. I’m curious as to how much it would have cost you if you’d employed a main building contractor and didn’t have the benefit of your Dad’s awesome skills? I need to update my 2 bedroom flat in West London and my online research has given me such diverse costs that I’m nowhere near being able to work out whether it’s going to cost me 10,000 GBP or three times that much 😑
    Oh, and a massive shout-out to your Dad who did an amazing job!

      Thanks Bruce! I’m just about to start another flat like this, but this time with contractors (that I’m not related too 😂), so Il definitely share that process and do a similar video. It’s likely to be about £14,000 this time around.
      That will include new kitchen, updates to bathroom, plastering ceiling, painting throughout and new flooring throughout. But prices might be very different in London!

    Just a heads up, artex usually contains asbestos - would suggest you test before scraping or disturbing

    Very nice refurb Justin, excellent results. Those knurled door and cupboard handles would make Coop from Garage Gym Reviews proud I'm sure! :joy: Also, is there no extractor hood for the hob? Is that not a bit of a concern regarding future damn issues?

    Btw Justin, can we please know what undercoat and paint you used on the cupboards? They look incredible. Is it Frenchic paint

      So, I used a kitchen / wood based primer and Valspar premium paint. I’ve previously tried so called ‘kitchen specialty paints’ and even Farrow and Ball, but found the finish to be worse than Valspar.

    how are you dealing with these high interest rates on BTL? Standard 25% deposit is leaving you with 5% interest. Im finding it very lucky to get £200pcm profit. Is it even worth the risk at that low level? Or am i still living in the dream land of enjoying 1.5% BTL rates which are set to expire

      Hey Darryl, really good question. Its so much harder to make properties cashflow and work right now - a standard buy-to-let, I always look for £250+ pcm profit, on a BRR style project, the refinance will inevitably push up the mortgage payment and therefore often means cashflow is more like £180 profit pcm. I think properties always need to cashflow and make profit in order to protect ourselves against maintenance problems... its a case of weighing up, more cashflow but possibly more capital left in the deal. OR less cashflow but less capital left in the deal.

    Hi Justin, curious as to if you use any software for project management. I’ve just had to do a property renovation project at university and we used Microsoft project to plan / schedule / manage everything. Is this something you use?😊

      This is south coast. It has great returns, but always required a large amount more capital.
      Majority of my portfolio is in the north, which requires less capital, but returns less too.
