Just came back from camping in that area in October 2022. Real estate in both the areas you mentioned are not only over-priced, they are WAY TO CLOSE to Atlanta. The restaurants in Blue Ridge, because it is a tourist town, are very expensive. Good luck if you are looking to buy in an economy that is in free-fall. Be patient. Prices will come down. And don't forget, you have NO control over HOA's raising their yearly fees.
Stop selling North Georgia for your own financial gain. North Georgia has a local housing problem due to individuals such as your self selling to outsiders who spend weeks at most in their properties inflating local prices and pricing out locals.
