Please keep in mind another quite important factor. Weather condition in Montenegro - look at statistics about how much rain/snow falls in autumn, spring and winter. For me its "no go" situation regardless if its life style chioce or rental purpose. Montenegro has efectively 2 max 3 months of seazon and even in season there is lot of rain. Correct me if i am wrong.
Season is generally considered to be May-late September, high season being in July and August. There is almost no rain during these months in the seaside of Montenegro. Fall is when you start to get lots of rainy days, so October and November are quite rainy. It never snows at the coast of the country. So generally, I'd say that weather on the seaside is quite pleasant and warm. Now if you go north towards mountains is where you'll get lots of snow and bad weather.

Great video Michael. I think you're spot on regarding the reasons Montenegro will continue to grow over the next few decades. Constraint of building especially applies to places like Kotor Old Town and Perast, as they're UNESCO protected and highly sought after as places to stay by tourists, so I can see room rates for these special places increasing over the years. Some of your pricing is a bit off or misreprestentative of prices of places appealing to foreign buyers. Yes, you can buy for €1k/m² but I find foreign investors aren't interested in these properties as they don't have the views, quality, location Overseas investors are looking for. Realistically, outside the luxury resorts, buyers should estimate €2-3k/m², currently, for acceptable property. If you're still in Montenegro, I'd love to meet for a coffee.
