Oops, I bought a Kominka, an old Japanese Folk House!

  • Well, I've dug into my meagre life savings and have bought a traditional old Japanese Folk House, a Kominka - and I LOVE IT!
    I went with my heart and not my head and I may have bitten off more than I can chew but hey, what can I say? I’m a hopeless romantic!
    This is the first video in what I hope to be a series that follows the renovation progress of this beautiful property so please Subscribe to my Channel so that you'll be notified when new content is uploaded.
    Unfortunately, the footage for this video was shot on one of my trips to the property with a real estate agent and I didn't get the chance to film quite a few of the rooms and areas, including another 'Kura' storehouse that is larger than the one shown in this video and a rear garden area. I ended up being pretty repetitive with what I filmed but hopefully you'll get the idea of what this property is like and how much work is required to bring it up to scratch.
    Anyway, the property, encircled by an impressive stone and brick wall, is located on top of a hill in the quiet suburb of Funaki, Ube City in Japan's Yamaguchi Prefecture.
    There's no recorded date* of construction for the building but the 'Omoya' or main building/house I'm told dates back to the Taisho Period (July 30, 1912 to December 25, 1926) so it is approximately 100 years old. (Other sections have been added at later stages and multiple renovations would have been carried out to certain areas over the years.)
    The original owner of the property and builder of the house is believed to have been the head of, or an executive of a brewery but no further details are known. There is also no record of how many times the property may have changed hands, so I will be doing a bit of research into this.
    The father of the person who I purchased this property from used to be a politician (Yamaguchi Prefecture is famous for producing politicians) and he purchased the property in 1980 to use as his campaign headquarters and residence. Grand parties used to be held in the gardens and the Main Gate and the pathway leading up to it were apparently something to behold, impressing all the visitors to the property.
    I will try to do 'sympathetic' renovations on the whole, leaving things as they are and just creating 'layers' to conceal deteriorating or damaged areas. (Stuff like applying an acrylic render over existing mud walls/render, that would look the same but could be easily removed to reveal original surfaces in the future if required.)
    I am hoping to carry out most work following the aesthetics of around 100 years ago and anything not currently matching the period will be modified to look the part. Any modern aluminium sliding doors and windows will be replaced with wooden versions and modern glass will be replaced with antique rolled and/or decorative glass (sourced from other similar houses that are marked for demolition) or with paper Shoji if this suits better. Similar changes of the sort will be made elsewhere where feasible and required.

    *If I'm lucky I might be able to find what's called a 'munefuda' attached to one of the posts or beams in the roof space. These are wooden (or sometimes copper) plaques that were commonly used in the past to commemorate the construction of buildings. Aside from the date of construction they also included architectural information like the purpose of construction (or repair), the style of construction and even the carpenter's name.

    I am very happy that you liked the old Japanese house. Many Japanese people only perceive KOMINKA as an old house, and many people dislike it. As a Japanese person, it's an honor to be able to deliver the goodness of KOMINKA from overseas.

    I've seen the boom in Western media articles on kominka and akiya and am glad that foreigners seem to finally be catching onto the incredible potential of reviving these Japanese cultural treasures that modern Japanese people often shun in favor of sterile and cramped urban spaces like Tokyo, Osaka, Nagoya, etc. It's such a waste, so I am glad to see you've taken the plunge and sharing your journey. I hope you can refurbish your current place and sell it on in the future, which can fund further projects. Giving the precipitous decline in Japanese demographics, there will be plenty of akiya available, but it really depends on how much the Japanese govt and society become more open to the idea of more foreign immigration, whether from Asia or Western countries.

    Great to see people preserving and saving these older buildings. It always struck me as strange that the Japanese are not so much interested in renovation projects ( unless it is of major historical value ). Many beautiful buildings have been left to crumble and rot. Looking forward to your progress.

      Thank you so much for your very soud advice and encouragement Mary Lou! It sounds like you have been through this process before.
      With so many things to do, and me flying solo, things can be very daunting at times so your words definitely help and so does your saying regarding patience.
      I have completed the absolute essentials of connecting utilities after repairing the basic infrastructure for them, as well as fixing some structural issues and clearing up the section of the house that was destroyed by a typhoon, so now it's on to improving the anesthetics and functionality of the place.
      I am already living here, albeit by myself as my wife has no interest in DIY and does not want to live in a construction zone. (This of course I completely understandable although accepting this doesn't ease the feeling of isolation and loneliness.) So essentially, I need to get enough of the place up to a standard that is acceptable to my wife so she can move in together with her mother and our dog.
      For this I will be focussing first on getting the kitchen/dining, living, laundry and bathroom areas up to scratch as well as bedrooms. These (except for the laundry) are all usable at the moment but just need things refreshed and renewed, such as crumbling plaster on the walls, the paper on sliding shoji and fusuma doors, and the deteriorated tatami mats.
      It's a lot for one person to do so I'm hoping to hold some workshops for people wishing to learn the skills to carry out this work. This way things are basically being done by those learning and there may at least be some income generated to help cover costs.
      Hopefully then, participants might volunteer their newly acquired skills to continue working on the place, thus improving their skills at the same time.
      If this can't be done then I'll just have to continue as I am but things will obviously take a lot longer.
      Anyway, I'll see how things go and will try to squeeze in RUclips updates along the way to keep you informed and entertained and to perhaps even encourage people to come forward as volunteers!

It's history and style and it's location up on a hill next to a Buddhist Temple really attracted me but it's the beautiful stone and brick walls and traditional gates that drew me in initially. My own channel was doing well until two or three years ago, when it seems RUclips changed its algorithm, and things have been tough since then. It seems the best way to get more viewers is to already have lots! Breaking that circle is pretty difficult.

    I want to do this too- I’m Australian and am tired of floods, fires, droughts and disasters, I love Japan and the amazing countryside, the culture, the quiet. I don’t want to live in a town so a house in the forest would be amazing

      Go for it! I'm the same and absolutely love the culture and people here and that's what won me over.
      Of course Japan has its fair share of natural disasters and the like (typhoons and mudslides etc.), but there is a lot of data on which areas are impacted and if houses are in mudslide zones etc, so if you do your research you can find somewhere suitable.

      @@xxboxofmuffinsxx4252 Yes, but sometimes things just come down to luck!
      Where we moved from in Australia nearly two years ago, they've just had the worst floods in 100 years after Cyclone Jasper went through. The whole town was basically a river and many parts of the Shire are still cut off from everything, and/or have no running water, no power, and no communications.
      My brother's house is now uninhabitable and yesterday he was hospitalised with a severe bacterial infection from the flood water, and may be undergoing surgeory today if current treatment doesn't work. 😭
      My sister's family's business is destroyed and they have no idea when they'll be operational again.😭
      The rented place where my wife and I used to live, was gutted and we would've had to have moved out if we still lived there.☹️
      Meanwhile, we're safe here, and where my Kominka is located there haven't been any disastrous earthquakes, the place isn't in a landslide zone, and the house has survived for 116 years.🙏
      So yes, Japan does have many natural disasters, but no matter where you are in the world, when your number's up, then your number's up!
      Sometimes you just have to ignore statistics and go with your heart because nothing ventured, nothing gained.

      Thanks Kathryn! Yes, I really would've loved to have rebuilt the flattened area but my budget won't allow it. I will make it an area to be appreciated though. And I too love the tiles! I had a roofing expert here the other day and he said that the tiles appear to date back to when the house was built in 1908 and that they don't make them like this nowadays. They've stood the test of time pretty well up to now so hopefully they'll last a lot longer as I don't want to replace them with something else. Cheers!

They are links to the past when things were simpler, more natural and in my opinion, much better and more beautiful in many cases, and this includes everything, not just houses. I finally got the Internet connected yesterday so I'm hoping to upload more videos shortly showing some of the 'treasures' found including muskets, old scrolls and lacquer-ware, and old photos of the family that first lived here. Yes, I do believe that I've scored a beauty! 😀 The 'newer' 1950s section of the house has a recess in the wall of the living room that would be perfect for a fireplace, or combustion stove of some kind, so I have considered it. Unfortunately, my current budget won't allow for this so I'll have to dream on for a little longer. 😥 (I'd also have to decide where I'd put the large screen TV, as this currently takes up the recess. 😁)

      Hopefully future versions of video editing software will allow creators to offer viewers a choice of music to select for themselves. Unfortunately however, we can only suggest at the moment that viewers mute (🔇) the sound on video if music is not to their liking.
      As a relative 'newbie' to RUclips and video editing I find it hard to find suitable music that may be liked across the board, is free, for both initial purchase and from future/ongoing royalties, that suits the content, and is loopable.
      The music used in this video, and most of my other videos, is titled 'Japanese Corporate' and is provided by Solbox. I feel that this piece of music ticks all the boxes of what I mentioned above and has enough 'Japanesy' sound to it (with it's instruments and sound structure) without being 'cliché' Japanese music.
      I would love to spend more time in creating video content that is appreciated by everyone but unfortunately this doesn't pay the bills at the moment and my focus is on my Kominka project.
      Now, if everyone who watches my videos actually Subscribes to my Channel, and contributes financially via my fundraising Sites, things may change and I might actually succeed in becoming a RUclips sensation and Social Influencer.
      I don't quite think that I'm pretty enough or trendy enough for this to happen so I'll just keep dreaming. 🤣🤣🤣

      Hey Rainford, thanks for the comments!
      The property's land size is around 2,500 square metres and the main house is 7LDK. There are also two warehouses and a separate building that used to be rented out that is around 2DK.
      There is a lot of space to create a vegetable garden and there is also an area that looks like it might have been a traditional garden at one point so I might try and recreate that space.
      The person I bought the property from inherited it from his father who was a local politician and apparently used the property as his campaign headquarters and residence.
      Prior to that the house was supposedly built and owned by the owner or executive of a brewery, early last century during the Taisho period. And according to the owner of the 400-year old Temple next door, the Temple was originally located on my property before being relocated to its current position sometime during the Edo period.
      I'll be talking more with the priest and another neighbor who is the local historian to find out more about the property so it should be interesting and I'll include the information in future videos or on my Website.
      Anyway, you'll have to come out someday and have a look!

      Yes, the property is large and it will definitely be an ongoing project. The previous owner did leave quite a few things behind, but very interestingly, there was also a lot of stuff from the original owners stored mainly in the two kura.
      There are heaps of old photos and a lot of historical items, all very exciting to discover!

      Hi and thanks for watching! I am still doing research into the history of the property however, I have been told that the house was built a beer baron of quite some means. There are many photos in the kura of the original family and they look very well to do! Eventually I'll put these on display online together with other historical information so watch this space. The gentleman who runs this business, Steven Huang, then put me in touch with a Real Estate Agent in Yamaguchi Prefecture who I then purchased the house through.       Hi Lori, thanks for watching! For fear of possibly embarrassing myself or others I prefer not to say how much I paid for the property. I will say though that it was a lot of money for me however, cost is of course subjective so it may well be a meagre sum by someone else’s standards.
      The property is in Funaki, a suburb of Ube City which is near the Seto Inland Sea area of Yamaguchi Prefecture in Western Japan and about 1000km from Tokyo. It is however, reasonably close to Hiroshima which is one and a half hours away by train but is three and a half hours by train to Osaka.
      There are some beautiful beaches nearby which can be reached by car within around twenty-five minutes, and there are many sightseeing areas as well such as Hagi (a place that I really love that is full of history and contains an old street lined with old samurai houses), Shimonoseki and Kita Kyushu, amongst other locations.
      My immediate surrounds are quiet but not isolated with a supermarket just five minutes’ walk away as well as schools, larger supermarkets and shopping centres, home centres/hardware stores and restaurants and fast-food outlets all within five to twenty minutes’ drive away.
      I have yet to explore the area in depth (I’m slightly busy at the moment) but I understand there are quite a number of Kominka in the area that may be up for sale. Many of the old houses that I have seen so far (though from the road only unfortunately) appear to be in fairly good condition with beautiful features such as gabled rooves and ‘yakisugi’ panelling.

      Yes, eventually I hope to live there with my family. At the moment I stay there by myself for stints while renovating the place, traveling back and forth between Yamaguchi and Kanagawa Prefecture where my family is. (My wife won't move here until renovation has been completed as she doesn't want to live in a construction zone! 🤣)

      Hi Park-san, thanks for watching! I can tell you that Property Tax in Japan is basically 1.4% of a property's appraised value. Some properties, depending on location, may also attract a City Planning Tax of .2% to .3%. Unfortunately, I prefer not to say 'how much' I pay in property tax for fear of possibly embarrassing myself or others as it is then easy to calculate approximately how much I paid for the property.       @@yiquanpark Yes, generally speaking, that is the case however, in the case of the 'City Planning Tax' mentioned some local governments may take property size into consideration. (Take a look at this Site with recently updated information: tokyoportfolio.com/property-taxes-and-real-estate-fees-in-japan.) More isolated, rural locations, especially those located far from major cities like Tokyo, Osaka and Kyoto, do tend to have very low Property Tax considering the size of the property so some very good bargains can be found. I am not wealthy by any means so I am very happy with the taxes applied on my property which I believe are relatively low considering its large size of around 2314m². Cheers!

      Yes, I was put off at first by the 'Western' part of the property (basically just two rooms), but it has grown on me. 😀
      When I think about the history of the place, and understand that even these sections are part of it, I can appreciate them.
      It's great, when I give a tour of the place, how I can explain the differences between the Edo, Meiji, and Showa periods, and then moving between the Showa and Meiji sections of the house is like experiencing a time slip!
      Besides, the rooms do have a unique Japanese touch to them, so I can feel that although influenced by Western design, they are still Japanese.
