    Nice! Love these rare situations, if only for the fun of finding reusable stuff. Some furniture still looks good, at least it does on the video. If it's just cleaning it needs, it could fill a 'vintage' conference room 😀
    Another unexpected gem could be the Compaq computer's keyboard.These sturdy keyboards are ideal for someone who has to type a lot. If it works, clean it up and no need to buy new. Very comfortable to use in long typing sessions on a PC or a laptop.
    Or, if nothing is to be reused yourself, maybe give the relatively good stuff away in a 'garage giveaway'? That could make some people who are on low budget very happy 😊

    Glad to so the start of the new studio. When my partner started out our little studio many years ago it looked even worse. It was on a second floor walk up with exterior stairs. Carrying gear up was a nightmare. And it never got much better. But we had lots of fun and sometimes things clicked and music happened. We retired it about 20 years ago, still have three ADATs if you need any. Have fun, make music.

    Great facility! Although I chuckled at the level of "dirt" inside the building. At a past business, we took over two buildings about ten years apart. Yours looks clean compared to the messes we inherited! A TV repair shop had so much dust and grime that the yellowish cinder block walls were a dark grey up near the ceiling. (They had an oil-fired furnace, and probably hadn't cleaned the place in over 30 years.) The other was a former contractor's building, and we spent a bit having the ceiling and walls painted, and the floor coated with epoxy.
    As for no heat in the production area, it's possible that their machinery generated enough heat that there was no need to run a furnace or radiant heater. In my industrial days, some of the shops I called on were plenty warm in the winter from all the machinery running.

    I recall once hearing Ray Kimber say something along the line that if you are in this business long enough, you will eventually do three things: you’ll build speakers, you’ll record music and you’ll build an organ.

    Nice. I just completed a project like this. Line 100% of your ductwork - oversize by 30% and three 90 degree bends and 30 feet of duct between rooms. Control room and studio should be totally separate ducting (I have 150 feet of duct between them as the rooms are on totally separate legs). Use of split units might work but noise will likely be a problem - so get ready for several hundred feet of lined ductwork zig zagging everywhere in your plenum. Exit return air can go to plenum but you need 20+ feet of duct with 5 x 90 degree bends. 60 acoustic panels 2 by 4 by 4 inch of rockwool. All Solid core doors with frame seals and bottom drop seal. Acoustic Windows are like $3000-5000 a pop. Double 5/8 drywall staggered both sides, RC channels both sides, walls to roof deck. Beware of flanking - control room should sit centered and not share an external wall - as sound travels along external walls which form a flanking path. I achieved 50 dB of actual real world sound attenuation without going completely crazy. Conduits - in floor is best. Good Luck. Get your cheque book out - you can easily spend several million on this kind of project. Diminishing returns upwards of 50DB real world performance. Since you chose an industrial area you unfortunately may have to work nights to do recording work but artists love that anyway.

    I think you may want to keep a set of overhead doors for symphony orchestras and rock pyrotechnics.

      Those doors can be super super useful to load gear in and out. So I'd just austically treat them and keep em honestly. The actual beams it's hanging from are not that big of a deal sound wise I don't think.

    Did I hear you say oy vey is mere? Working in commercial real estate,I can honestly tell you that the way it was left is not so bad but you’re going to be doing a complete tear down so bring out the masks again so you don’t inhale sheet rock dust and who knows if there’s asbestos around somewhere.
    I know that when you are finished you will have built a phenomenal Recording Studio and it looks like a great place to construct your line of speakers.

    Interested to see how you deal with acoustics. Today it's a big cement and metal box. That can't be great for a studio? It looks nice from the outside and sure has great volume with the super high ceiling. This is going to be a learning experience for me.

    Howdy Paul, Your key is sticking because the screws are loose on the back of the lock cylinder. You should call a locksmith to change the locks any way just in case someone who worked there in the past has a key.
