    Ben Mallah is almost the only person on social media that consistently says things like, “the numbers have to work”. Thank god there’s still one person out here who still believes that the price you pay matters.

      In real estate though, the numbers TODAY, may not be that hot, but in 10 years. Wow.
      In 2010 all of you wish you would bought half of Florida.
      In 1990 you all wish you would have bought half of Florida.
      In 1980 etc….

    I wish i learnt most of these principles about seven years ago. A lot of people have been trapped strongly in the matrix-- Go to school, get a job, and then slave your whole life. Many miss out on life-changing information that could have great effect on their finances. I played with the Real Estate market sometime in 2020, and I was surprised at how well it turned out. I want to put in $800k more into the market. I heard people are making really great returns despite the downturn. Any recommendations?

      Avert too-good-to-be-true con tricks. Consult a fiduciary counselor; these professionals are among the best in the business and offer individualized guidance to clients based on their risk tolerance. There are undesirable ones, but some with a solid track record can be excellent.

      Yes, I've been in constant touch with a Financial Analyst for approximately 8 months. You know, these days it's really easy to buy into trending estates, but the task is determining when to sell or keep. That's where my manager comes in, to help me with entry and exit points in the industries I'm engaged in. Can’t say I regret it, I’m 40% up in profits just in 5months with my initial capital of $160k

      It was brutal, honest advice from a shark. The truth is, whatever that kid's name is, he's in the 'apprentice' stage of his career. And that's fine, but that will draw jokes from the 'Bruce from Nemo' types. The truth is, the guy who's not Grahm, is in a great spot in his career. And it holds a mirror to their faces. If anything, Graham was being roasted harder than Jack. I'm in a similar stage of life to Jack.

      That’s because $1 million is only a lot of money to people who don’t have it. To be able to buy whatever you want whenever you want, not have to worry about basic things or random issues popping up, and still save money means you’ll need more than $1 million. That’s called living and what regular people are doing is called surviving.

      @@PureBusiness-ef7xu it’s still a lot of money, but not “do whatever you want when you want type money” how much you need then depends on how reasonable the person is cause then you could argue 30, 40 & even 50 million “isn’t a lot”
      But it sure is enough if you have it invested & work (even part time) to live a middle-upper middle class life for the rest of your life without worry.

      @@RealWorldFinanceReactions Consider this though. The regular cost of living for food, clothes, healthcare, for your home, and keeping up with repairs and maintenance. Insurance is expensive. If he’s retired he’ll want to travel maybe 2 to 3 times a year. The tickets cost and the expenses to enjoy your travels with food and clothing costs. Family might need help, birthdays, gifts, family trips, and the cost to care for the grandchildren when he has them. Don’t forget he’s married so everything I just mentioned is times 2. This stuff costs money and he would still want to save money so I still think $6 million a year is reasonable and $1 million isn’t a lot of money.

    Real estate can be quite a rollercoaster, the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate my entire $700k liquidity value to my stock portfolio or just stay 100% cash?

      Right, I and a few neighbors in Bel-Air area work with an advisor who prefers we DCA across other prospective sectors instead of a lump sum purchase. Following this, my portfolio has yielded over 120% since early last year to date. IMO, nothing beats expertise.

      @@MikhailFromUSA Its scary to see, that Ben, who is someone I really like btw, does not know how the federal reserve works and that the chairman (Jerome Powell) was appointed by Trump. The lack of macroeconomic knowledge by someone who has been so financially successful is something to think about. The only way to stop inflation is to slow down the economy. Inflation is a country killer , recessions hurt a lot but will not kill a country's economy. That is how he is out of touch with reality.

    Good job on the interview. I have been in the U.S. for about 8 years and finally I just closed on my 800 acres multi-million dollar deal in TX. It takes time. I have been flipping the tiny lots for over 5 years to get to this point. I only work with vacant lots buying, subdividing and selling it.

      These guys have been doing this stuff for a hundred years.
      But you think the rate hike all of a sudden is them?
      Use some common sense, it's the trillions of dollars infused in the economy with nothing backing it.
      If we are all working and making x value in the economy and the government doubles the money supply the price of everything will double.
      It's common sense.
      Then you have to slow down the economy for prices to stabilize.

    Come to Kansas City, we’re still getting 7-8+ caps in class C MF and commercial. Higher in SF. We just bought a 60 unit for 3.6 million. Average rents were 995 on our 2bds. 60 days later our rehabbed units are going for 1195+200 rubs. 2 years ago we bought 8 4plexs at 220k and sold them last year for 385-400k after 50k rehabs. Vouchers rents on those units are 1250-1600 will put them at 8.5-9 caps. We got a 20k SF industrial flex 5 min from downtown for 850k in June, converted to office space for real estate professionals/3rd parties, now getting $30/SF for our small office space. We’re putting out private money at 18%, tons of demand for that from fix and flippers especially in the nearby terciery markets. Tons of opportunity here.       To me that’s a scarcity mindset. Plenty of deals to go around, I’d rather let people know in order to reach out and collaborate. We can’t buy up all of Kansas City, no matter how successful we get. If we didn’t ever collaborate with people we compete with deals on then we’d lose out on a lot of deals. I’m sure there are also a lot of other markets with similar opportunities in the Midwest right now. I’m not worried about people flooding kc.

    at 12:55, the term he's looking for is a "capital call" wherein limited partners are asked by their general partner to kick in more capital or else face a penalty (usually a partial loss of their share of the equity) if the shortfall must be made up for by other investors.

    You also have to pay depreciation recapture tax if u don't 1031 and that is 25% I believe. On top of capital gains.
