      It's very difficult to get Attention with so many comments.
      Hi Basant sir,
      I have shortlisted with deep study and have conviction to hold them.
      Hari Om pipes, ksolve, Jyoti resins, Carysil and DSSL as I think it's margin can expand.
      I have invested 15 lacs in total for 10 Baggers atleast in each and then I'll rebalance the portfolio as I'm growth Invester.
      Currently I'm with double the profit in Hari Om and ksolve.
      What's your view?

    Basant ji, I am also like you. I have never bought or sold an inch of land in my life. I live in my parents house. All my savings (80%) till date are in Equity rest 20% in PPF, Sukanya Samriddhi, LIC and NPS. Recently invested 9 lakhs in focused small cap as well. Bulk of equity investment was done in 2019, now keep investing on every market fall. Hoping for good returns by 2029

    I have invested 6 lakhs ( 2L advance, 1.5 L registry, 2.5L furnishing) to purchase a flat, remaining 18 Lakhs home loan, getting rent of 14K whereas EMI is 15K. If tax benefit is included i don't have to give single rupee from my pocket from day 1. I think it is a safe investment with good return.

      There is max return 3% of year but in stock market give you in safe investment min 15% to 20% and max no limit but market takes time and patience with proper knowledge but in property in there not required any knowledge no patience no time consuming process there. It is different between

    Sir main yaha ek point add karunga, property sell karne par property main hi invest karna hota hai, otherwise us amount par 18 percent capital gain tax lag jayega, mujhe khud abhi ek apartment lena pada, apna bungalow sell karke.

      Do not be a miser. As Ramakrishna Paramahansa Deb had once said in his own rustic way of explaining simple matters, the fate of a miser is akin to a bee, which works very hard to gather nectar from flowers and store it in its beehive. Unfortunately, instead of enjoying the fruits/ honey of their hard work, humans steal them away to profit from them or eat to build their health. Unless you spend fate will not repay you back by helping you to earn more. That is why rich people spend and enjoy life to the hilt, but are wise enough to save and invest half of their earnings to secure their future and that of their families.

    Agree with the financial logic you said about buying a house.
    I've been in rentals since last 32 years. The main issue in rentals is the nexus between owners and brokers. Nothing is regulated by the government. In practicality at least. . As a middle class, you are at their mercy. Then the arbitrary price escalation every 11 months. Cost of shifting, brokerage, interest free security deposits.
    Nothing favours the tenant in this country.
    Therein lies the dilemma!

    Truly said Sir, Investment in land is very dangerous because of land mafias. I am from Indore, had invested in land property. It's appreciated 5 times in 12 years but was occupied by land mafia, so to get it back we have to file a court case, and we all know the Indian Judicial system very well.

    सर जी, धन्यवाद ऐसा उपयोगी वीडियो बनाने के लिए। आपका रिसर्च बेहतरीन है और संदेश भी। परंतु हम भारतीय लोग पीढ़ियों की सिखाई भारतीय मानसिकता से बेहद ग्रसित हैं जो घर और गहनों को ज्यादा ही महत्व देते हैं घर से ज्यादा तो लोग अपने पास लॉकरों में सोना निष्क्रिय पड़े रखे हैं जो अपेक्षाकृत कम मूल्य से बढ़ रहा है। यहां अपने भारत में मन से अमीर हो और हैसियतदार हो जाने की लड़ाई है जो जिसमें एक आम भारतीय ज्यादा सुकून महसूस करता है भले दिखने में फटेहाल क्यूं ही न रहे।

    Sir fully agree with you, I didn’t buy house because my parents have 1 .. I don’t know where will I be in next 2 years.. as I like to stay in different countries every 4-5 yrs.. my philosophy is to make enough money from equity so that I can buy full house on down payment when I’m 45+ (I am 33 now).. I hope this strategy works out.. I get worried few times but then the down payment amount I see I get more interested in equity.. thanks

    Sir, you are absolutely right. I bough an appartment in 2016 for investment and tax saving purpose and already paid EMI since last 7 years. presently I want to sell it but difficult to get value I aspect, so I am ready to sell it even in loss after paying Interest in EMI. If I invest same amount of EMI in ELSS fund it will be much valuable. I really regret for my decision to bougt it. I already have a two floors tanament.

    ; 100% Aligned on your view on house. I have an ancestor house and that’s enough for me. I value hot cash (equity liquidity) and freedom above all. Based on my life experience I learned growth comes when we have ability to take risk and we can only take risk if we have freedom to do so. Why to live a life in briefcase when a whole lot out there to experience and explore ❤

    I listen your all videos, all are very informative and it helps in analysis of stocks. All you videos are excellent.
    Rather than just providing stock tips, you are giving a thought process, an edge to analyse and pick suitable stock for an individual based on the risk compared to present situation.
    But this video is extraordinary,
    Specially on suggestions of "apne aap ko lockin karna, rather than expenditure.
    Thanks for such a practical thought.
    Yes it is always better to invest in equity, but at least 1 house is basic need.

    Sirji aapne jo asset class wala bola hai usko maine bohot salo se wife se discuss kiya tha. Wife ko market sirf satta lagta h 3-4 saal lage usko return se yakin dilane. Ab jaake market me invest karne ke liye tayar h.
    Maine meri to kamayi market me hi lagayi h but ab wife bhi slowly slowly market me invest karne lagi h.
    Bohot difficult samay hota h delayed gratification family walo ko convince karana.

    I agree with you sir. Rent is best because it provides flexibility plus you are not restricted to a specific geographical location.
    One should also keep in mind that they don't do futures options w/o proper understanding or in the influence of others.

      I am from Bangalore and I am 45, in a similar situation as you. I plan to sell my other apartment and invest in an index fund. 10-12 years is long enough to build a solid retirement portfolio.

I can only share my personal experience, I have a rental property in Bangalore in a decent apartment complex, I get a rent of 20k on a property whose estimated market value is 50-60 lakh ie a yield of 4% ..its not great but not too bad either. One needs to take one's own priorities into account before determining if this is a good investment.

    Dear Sir, Excellent topic. Transaction in property is tedious, purchase/Sale is not so easy whereas in equity transaction is so simple. Moreover money credited in bank account in 2-3 days.

    Sir i 100%, agree with you.. I am putting each and every savings of my life in equity as I hv a bit of good knowledge of equity, and investing my money for next 10-20 years Or lifetime or emergency ..
    I had to face tough challenge from my family and friends to prove that this investment is the best and it's not gambling.. My friends make fun of me when I don't cash short term returns.. They laugh at me.. But this gives me more motivation and courage to be on my path to achieve my long term ultimate goals..
    I am doing uphill task to educate and show them the right equity path..
    Let's God give them more patience as they are not looking the long way, but needing handsome returns in short term only..

    Equity ka return achha hi hai.but future kisiko nahi pata..ahmedabad ke west side mein south bopal,shela,shilaj jaise area mein naya development bahut fast ho raha hai..4000 rs per sqft ka rate hai aur pura area naye se develop ho raha hai..yaha par sale bhi achhi ho rahi hai..real estate mein locational factor bhi bahut important hote hai

    In 1952 Dilip Kumar brought bungalow at rs 1 lac current value of bungalow is 700cr after Dewaar got hit Amitabh Bachchan purchased Bungalow called Pratiksha in 1975 in few lakhs current value of that bungalow is 150cr , if anyone hv few lakhs in 1960s and 1970s and he has invested in property in Bombay has become 100 of crores rupees, in Nagpur where I live my some relatives has bought 10 rs square feet land in 1982 current value of the land is 12000/- per square feet if we calculate these properties has given 20 to 25 percent CAGR returns and our Sensex has given 15 to 16 percent CAGR returns since inception and success ratio in property is 99.9% and in share market only one percent, if we take examples from 2005, we hv purchased plot of 2000 square feet @500/- square feet Rs 10 lac and current value of that plot is 2.40cr 12000/- per square feet
