[00:01:11] Make a right and you're in Perryville and about 2 miles. I'll put it here and you'll be able to see everything. This is 17 acres. You got everything out here. You got high speed Internet. You got great cell service. You've got municipal water. Water's right. Right up there by my truck. There's the meters right in the ground. This is Boyle County. So it's got the good schools. It was just in the paper that Boyle County schools are like, I don't know, fifth or tenth or something in the state. I'll put that down here and picture the article as well. But anyway, 17 acres. So this is our number one request 5 to 20 acres in the nice house and this house is impressive So we're going to just come through the gang here and I want to take you for a little ride.
[00:03:19] Ok, so now we're in the back and we've just come up the driveway here and I wanted to show you the backyard and whatnot. You've seen it all in the aerials. But anyway, there's the fence row right there. And it goes all down and then it's got this cut off here, half and half. There's all nice cattle fences. If you had horses or cattle, you could put that, put those in the rear and then you'd have plenty of lawn here or divide it up any way you want. Hacking, do whatever you want. There's a neighbor there and I know him. He's a real nice fellow. He's a farmer kind of guy. So he's got four wheelers and tractors and chain saws, all that stuff. So you ever get in trouble, you need somebody. Those are the kind of guys you want to harvest neighbors. I'm well, I'm kind of one of those guys myself. I've got the tractor in the jeep and the four wheel drives and the chainsaw. All right. So your knee then gives me a call anyway. That's the kind of neighbor you want to have. And the power comes here. So it's a rural electric line. That's a cross country, rural electric line. And then they went underground here and then underground. Always the house, 400 observers. That's a big deal to 208 boxes. So that's pretty impressive. And property goes to the back. So those trees are part of it. And then they go back even farther. I'll put an overlay here so you can kind of see where you go. Ken can show it to you when you come. You give him a call. His numbers right here, actually, right there.

Is this patio out here Look at this? OK. So here's where we started when we started in the back there. So that's where we started. And we got this nice patio here. So what would you do with that? I can see a grill out there. I can also see a table. This is nice and shaded all afternoon and evening. So you can eat out here There's tons of room. You can put in a pool. You do landscaping. You do whatever the heck you want. Trampoline. I can see a lot of things out there. If you've got kids or grandkids, you're out in the country.

When we first saw this house/video, I wanted to make an offer over the phone. However, I discovered that this house had a buyer in lest than a week or so. This it the exact type of home my wife and I are looking for. I have retired and we need to leave California and return to America. These videos that Brad creates gives the prospective buyer most everything they need to decide to fly out to KY to see the house in person. The aerial views are most helpful to get an idea of property lines and spatial relationship with neighbors, creeks, wooded areas. We're sorry we missed this house; it was perfect and priced to sell quickly.

That is interesting that you have never seen taps in the garage, Brad. Every single home in Canada has these for the reasons you point out, in addition to the same in the backyard. In many cases, just cold tap water though. Love your vids. Thumbs all the way up!

Yeah, I think I'd of pulled the trigger on this place . It could have even been a smaller home or a rancher & I'd have been happy. The land is enough & gorgeous, too! It's off the main drag, private. Love that the house is way back, too.
