I recently painted the entire interior of a house in Long Island for a friend of mine- they were looking to sell their home and it sold in under 2 weeks.
Now what was interesting was that the house was listed at a price well below what my friend had in mind and done so without his knowing. The agent said it was listed low on purpose to create 'bidding wars.' Is this normal?
That can be a strategy for sure. In any case, the market will speak.
That's hilarious! That agent didn't want to waste time and money on ads...but the fact the owners did not KNOW THIS sounds not only shady, but downright unethical if ya asked the average homeowner. But what the hey, if it sold then who cares...BUT WHAT IF IT DIDN'T? lol
The owner should know. He should have signed somewhere near the listing price??

First comment was very interesting, as it describes the Atlanta metro area very well. Ive been looking at buying a home in the Johns Creek/Alpharetta GA areas, since 2021, and noticed 50% homes are purchased and re-listed within 2 years.
I won’t go into a business that’s blocked by a smoker. It’s so rude to assume I want to wear your smoke no matter what kind it is I hate it.
I know that this is not your channel content focus, but we should really be focused on addressing this weed promotion situation. This drug is absolutely a major issue. In a nut shell, we are already facing major issues with people's lack of dedication / commitment to excel, and soon, all we will have is do nothing / be nothing drones - which we already have an abundance of, in my opinion...so where are we going from here? The bottom has no bottom.

There's one other guy in Lost Vegas that is fairly honest as well but that market is all over the place....and mostly down around 30% in the past year. I would say for technology-wise you definitely should turn off all your diagnosis reports advertising ID All of that information that's in the settings and privacy I turn it off. I can tell when I hang out with my parents who are older that don't really understand that kind of stuff like we'll be having a conversation and then a little bit later they'll say the receiving advertisement on maybe a product that was mentioned in our conversation and that's because they don't have that kind of privacy tracking settings turned off.
Speaking about the big tech companies, When you dont pay for a service, you arenthe service.
The drive for individuals to be better is gone in this country, mediocrity is fine, just showing up is fine, dont worry about how you actually perform as long as your feelings arent hurt, thats what matters most.
Fortunately the familiea that feel this way tend to no have kids because it is easier and they want their freedom, the famlies that are willing to do the hard things and raise kids without the help of grandma and grandpa are teaching their kids the importance of hard work.

Sometimes I look at where we are today, and think of the French Revolution.
To be honest the amount of red tape that is currently involved with all the permits and permissions in building a house (referring to non essential structural and sanitary permit concerns) is a huge deterrent and a big part of the reason we have a housing shortage. For examples concrete foundations are a decaying mess in the current housing supply stock. Older owners are selling off their "prime" real estate today at the highest premium while in realty they are pawning off decaying structures with significant issues. Mainly poorly built and flood prone foundations. New houses should be built with water damage in mind, according to proven effective and far cheaper construction methodologies , such as Stone Plinth foundation to timeframe post elevated frame. The current regulations are a big part of the reason why there such an extreme shortage of housing today. And to say quality housing specifically.
This should be done while actually increasing regulations against poisonous pesticides and toxic household cleaning solutions currently mainstream in todays households. This is for reasons of water quality as all these chemicals enter the water tables underground from where normally a household draws water with the help of a well. In other words we gather water where we live and we need to begin to be more aware of the ramifications of poisoning our own water tables.
One reason for listing after two years is that is the earliest they can cash out to avoid the capital gains tax. Many people move every two to three years and keep riding the equity wave. If those mortgages are assumable, they could probably sell at a good profit.
Its actually 1 year to be long term capital loss or gain. If a loss can only take 3k a year loss. Lol assumable loans? Where?

I have a condo in Florida and I’m looking to sell & buy a house instead, the housing prices in Florida are ridiculously overpriced. People think it’s still 2021, sorry no it’s not! The other issue pointed up by another real estate. Broker is the fact that people with older homes say 10 years old are competing with brand new homes, the same size in the same area for less money.
Yes I visited NYC last August and smelled pot everywhere. And homeless people everywhere. Shocking.

I worked 18 years in the great coty of NY and that was 23 years ago. Id never go back its a nasty dump. Unfortunately, what once was magnificent is nolonger. Im talking the entire city. So very sad.
The wife and I go to Vegas every other year, and I can say the whole strip smells like weed and it's been getting worse. I think next year we are going to find somewhere else.

Hi Todd, just wanted to mention that there is a lot of hemp based product that is not marijuana, but it smells like marijuana. That is why law enforcement is no longer busting users just based on smell like they used to. The City of Miami Police Department decided to no longer bust people based on the smell of the product they are smoking because it amounted to too many false arrests.
California had 278 million visitors last year
People bought their homes 2 years ago at 3%. If they want to sell it’s now near 7%. Can’t price your home for 3% rates when they are 7%, and we can all agree rates have a major influence on home prices and sales. Expect declines this year and big time after election.

New Yorkers ARE typically very friendly. We are just always on the go go go so sometimes we may be abrupt because we are always in a rush to get somewhere lol we'll always make you feel welcome in a circle of friends or wherever.
