Good topic Shaun. The property transfer tax alone on a property can be 10% (in Valencia province I think it's 8% in Murcia?) of either the purchase price or cadastral (whichever is higher). Then there's notary fees, and either a Gestor or lawyer. Bank transfer fees and numerous bits and pieces that add up. This is the stuff they don't tell you on "A Place in the Sun". We budgeted about 13% over the purchase price and although it was a bit too high in the end it was better to be safe

Could you explain what you mean by licenses? I'm guessing, since you mentioned a pool, its something like a permit, where you've applied to the local government to build an addition or add a pool. Is that correct or is this something else?
