I don’t like hearing agents telling buyers to just refinance in a couple years when rates come back down. There’s no guarantees and if you buy too high and lose equity, you actually won’t be able to refi or as you mentioned short sales or bankruptcy if job loss. You’ve been there with experience and continue speak in sincere honesty! I know you hate to see buyers drop right now but they will be back to YOU when they are ready to buy again!

In fact as soon as we signed, he disappeared! Young people with not much experience can be taken for a ride. We will be in Honolulu this week. The Fed bought Trillions in mortgages and junk debt and drove rates down to almost ZERO, they pumped trillions into the world markets. So, we must look at M2 and M3 as well as interest rates. So far, credit cards and mortgages are not falling behind in payments. But, if money flow drys up, then prices will come down. It will force cost of money up. Banks will restrict lending. Only question now, is how down the decent will be and how long, when will the affordability begin? How much of the run up we had in the last 24 months be taken away?
We are rapidly going broke in Australia.. we have had 7 straight interest rate RISES in a row.. adding hundreds of more dollars to our mortgages every month then we did at the beginning of the year. $$$$$
During the pandemic, it was acceptable to offer 100k over asking. With today's 8% interest rate, why is it not acceptable to offer 100k below asking? Buyers needs to be smarter and more aggressive.
“Asking” is a relative term, and $100k is 10% of a Million but 20% of $500k… so it just depends. We will go for a seller’s throat to extent we can for our clients :) (as long as it isn’t our seller whom we have a fiduciary duty to)
