    I pray to God every day. Years ago, when people were overpaying, I got rid of my Miami Beach condo.
    I was sad then, but now I realize I am so glad I do not have to put up with the insurance issues, HOA fees, assessments, emergency assessments, etc.

    I was a Snowbird for years but now I think I'll just stay home and enjoy my paid off home and watch my bank account grow. No more Florida, too screwed up now unless you are Ultra Rich.

    Can someone help me understand why the “Condo Crisis” would be primarily only a Florida thing? Is it higher odds of hurricane damage? Is it Florida’s condo association reserve cash regulations were so different (until recently)? Is it that Florida condos had higher price increases in 2020-2022, so they now have more to fall?
    Or is this condo crisis simply hitting Florida first, and will soon be everywhere?

      Because you had legions of boomers that were going to stick the bag to the next guy. Up North most these condos are much better run and understand the maintenace costs (which is why COAs are so high in places like Chicago and NY)

      Condos aren't damaged in hurricanes. They have heavy-duty hurricane proof glass, steel beams, and concrete to keep them safe and secure

    It is the middle class condo buildings that will financially swallow their owners. Yes, Wall Street crooks with money to burn will sail along smoothly and condos for those people will be fine, but the middle class ones? BUYER BEWARE!! I'm speaking as a former board president for a 400-unit high rise in Aventura. Even if you get the thing for FREE, it will bleed you. If you BUY it, you will come to realize you DIDN'T BUY ANYTHING.
    Older condos are no longer viable housing instruments for the middle class. I sold mine in January and am very relieved to be out of that mess. I would not recommend such a purchase to anyone but a Wall Street crook in the money-is-no-object class.

    I feel for those on fixed income because COLA and other retirement plans were never able to keep up with inflation. We could easily say that they should have planned for this but it would be so unfair. All we could do is pray and have those living comfortably in front of those microphones in "Dee See" would care and do something. To do the right thing. Many hearts shattered.

    Even Las Olas is dying. Check out the "restaurant row". Like 20 restaurants are vacant since 2022.

    imo...the "condo crisis" is only as bad as the "condo board"...My condo board and humble condo passed ALL "inspections" and we're sitting fine! I do feel bad for those who have a crappy condo board...as for the "elbow room" ...it got the "kick start" from the movie: Where the boys are with connie francis! ;) BTW ... nice hair cut! :)

    Las Olas? Looks familiar. My friend invested in a high-rise in Ft Lauderdale. Her dream home. I wonder if she's regretting that purchase now.
