    Great video, The first $100,000 invested was amazing. But when you hit $300,000 it’s like smashing the glass ceiling! I cried.

      I completely agree with you! My first 100k took a long time and wasn't that special to be honest with you. Once I hit 300K that is the game changer in my opinion. At this point my money is basically making me a pretty good yearly salary. When I go to sleep at night I know my money is making decent money with the help of my FA!

      Nice. People often underestimate financial advisors' importance. Over 50 years of data reveal that those who work with advisors typically earn more than those who go it alone. I've been fortunate to work with one for 13 years, resulting in a $1 million portfolio, largely from early investments in AI and other growth stocks.

    Regarding negotiating, I don’t think that the comment was intended to mean whether they are a a bulldog negotiator or not - I think this refers to having negotiation skills. An agent needs to know when they can ask for something in their favor or decline in their clients favor for that matter in the case of a buyer for example you can ask for things to be left behind that are convenience that the seller probably is going to sell on the side anyway for example or you could ask for, certain closing costs without getting out of hand, but if an agent has no idea how to negotiate and their clients favor, that’s a bad thing. And I’ve seen lots of agents who just put in a flat offer and or recommend their clients except it when there was wiggle room that would have worked in their favor.
    Regarding marketing, I don’t think it matters at all if you’re a good marketer to get yourself business. Great agents can literally survive on word-of-mouth. From a client standpoint, marketing is important when it comes to selling properties. If you have no idea how to market a listing you shouldn’t really be taking listings.

    What happens when the agent misleads about representation? I requested a seller's agent only, agent agreed, and I later found out that she was a dual agent. Accepted offer based on agents' recommendation, part of the contract changed, benefitting the buyer. I asked if she was acting as a dual agent, she said yes. While I wanted to cancel the deal, because clearly this is a conflict of interest, the sale is still pending. The attorney did not find this to be an issue. I would appreciate your opinion on this.     No one should work for free, being a full time realtor rely on 100% commission is a pipe dream. One big broker I was with before said the main business is to find clients.

    My sister had desired budget but her actual budget was way higher. The agent she had refused to show her any houses that werent 50000 above her budget. 2 yrs later her dream house was relisted and her husband fou d the email of the owner and sent him a heartfelt consider us we love it itd be perfect for kids letter and within 30k 9f her original budget she got the dream house sans agent. Then after the agent found out after 9 months of no contact (months after contracts ended) she sent a string of emails cussing her out saying she had no money and was getting reamed in a divorce and her husband got custody of her kids so she needed the money ... For my sisters husband doing the work to get a house agent refused to show my sister.

    Crazy don't read your comments? I had a lot of questions. The main one I want to ask you about is when you file chapter 7 with a homestead act, can you put the value of my house at the time is 144 and they put the exempted $38,000 that I could keep so does that mean that $38,000 comes off the taxes every year before they determine what your child we are on property taxes going to be? That's what exemption is right or is it just me your exempt from them touching 58,000 worth of mine property that I will get that $58,000 no matter what? Well now the house is worth $300,000 so now with the what would the exemption be and it changes every three years I guess? Is there anything I need to do because my company that I was transferred to my service is really really bad and they've been on my butt and I just got off the cares out unless September and started paying in October and they're marking October payment as from 2022 instead of 2024 I that I was transferred to my service is really really bad and they've been on my butt and I just got off the cares out unless September and started paying in October and they're marking October payment as from 2022 instead of 2023.
    And the rest of the payments are all 2024 from November to this April why didn't pay April cuz they put me on 3-month trial period which was January March and then April I got these all this paperwork from them and it said that hasn't haven't been paying the rent so that's when I held back and didn't send him another payment. Every time I send them a payment I send them extra to apply towards the 9000 that I am supposed to pay them back from coming back from forbearance that I'm behind on. Every time they get a payment they put it in a suspense account and apply it to my normal mortgage payment so that $9,000 that I owe from forbearance is never coming down as a matter of fact it went up 2,000 after paying 7 months something's definitely wrong. Isn't that the law if you have something in that you owe that we have to apply it to that before letting it sit in a suspense account?

      @@TheRealEstateLawyer okay and simple terms I'm asking when you get a bankruptcy and they say that there's a certain amount of exempt on there on your mortgage to aren't they supposed to take that off of your tax every year auntie supposed to knock that I'm out off of your you know your tax your property tax because they go by the value of your house every year right? So when they say it's exempt in the bankruptcy it's exempt. Right I mean that's all I'm asking I'm just curious I'm just confused about what that means when it's in the bankruptcy is exempt for for a certain amount of property for your when you're using your homestead. I'm not asking you what to do I'm asking you with the law is if that's true
