It appears that the actual unit size is smaller than the stated size. The 1335 ft2 unit looks like a 1200 ft2 unit! Is it because the balcony area is also counted as part of the unit size? Is it a normal practise in KL?
Are there any shops, like cafe & supermarket, within 100m walking distance?
What is the rental yield in that location?
